About Dave

I do not sell homes! Wow, that is a bold statement for a real estate agent. When I am assisting my buying clients, I present them with as much information as possible so they can make an informed decision based on facts vs. emotions. I guide them through the process of buying a home, I never sell them! This attitude has made me one of the top producing buyer's agents in The Villages in just 3 years. I am now bringing that attitude to my sellers. When working with listing clients, I tell them that I don't sell their homes, their house sells their home. No amount of selling will convince a buyer to buy a home if it doesn't meet their needs. They either like the home or they don't. What I do for my listing clients is make sure the home, which does the selling, is in the best possible condition to maximize the profit and sell in a timely fashion. We provide our clients with 3 options when selling their homes. List it, update it, or buy it. We then obviously market your home in all the right places online (YouTube, and FaceBook - the two platforms most used by The Villages), list your home on the MLS which pushes to every online real estate web service, face-to-face door knocking, open houses, and the Daily Sun in The Villages. Our goal is to drive traffic to the best seller of your home, your home. For details on how to sell your home for maximum profit and to learn more about our services, email me for a free 42-page listing guide for The Villages. The guide is an honest and transparent look into the real estate world. When is the best time to sell? How do you maximize profit? If you are thinking about selling what you should and should not invest in with home projects? Learn how homes are staged and why for that matter. How Florida contracts work especially how repairs are handled. Should you replace your roof? Why getting pricing correct from day one is so important. Are open houses necessary? We cover the options I provide my listing clients - List it, update it, or buy it, and which is the best option for you.

Dave knows what he is doing in real estate! Both for the buyer and selling sides.

The bit I like about Dave the best is he is attentive. When you call him he picks up and if you get his voice mail he calls back promptly. In a world of voice mails I appreciate that highly. He is helpful and engaging and goes the extra mils and incredibly helpful. His sales record speaks for itself.

Dave Monty is exactly what we wanted in a real estate agent!

Dave is very knowledgeable on the area, the homes available and their floor plans, and things to look for and to look out for. He helped us find the perfect house for us offering insights and advice on neighborhoods, floor plan, traffic patterns, amenities, and businesses and shopping nearby. He also helped us estimate our budget for various improvements we wanted to make and was spot on with the costs. He provided names of contractors and even help to schedule the work. Dave helped us to negotiate a good price and gave us great advice on the inspection and repair process. Buying a home can be stressful and we were so happy to have a trusted partner to help us navigate the market and the buying process. There is nothing we wanted that we did not get from Dave Monty!

Dave was fantastic.

Dave really cared. He was responsive and super helpful. He even discovered a defect in the house at final inspection the seller had not disclosed that had been under furniture and a rug that inspectors and others missed and then helped us get it fixed right away. I would not hesitate to recommend him or use him again.

Kathy was great!

Kathy was very responsive and made me feel like she was in my corner the whole time. I would joke that she was part therapist during some of the negotiations and paper work. I highly recommend Kathy!

He goes above and beyond...

As a former realtor for Re/MAX I had been very disappointed in the other realtors I have used since then - both as a buyer and seller. This is not true with Dave - he exceeded all of the expectations my husband and I had. He sold our house in 5 days after it had previously been listed with another MLS agent for several months. He totally handled our home inspection to do list and we did not have to find plumbers, painters, etc... and we paid a very very reasonable price for the minor work that was done. We could not have been happier with Dave throughout the process.

Goes out of his way to help and offers a lot of online information as well

Dave knows The Villages and surrounding areas really well and helped us a lot with our purchase. He was great to talk with on our home search visits and goes above and beyond other agents, and, after the purchase, offered good suggestions regarding the improvements we were considering to make it perfect for us.
