This time in the spring of 2026, we asked if she would be interested in listing again. She sat down with us at our home, and explained everything we asked. We took a walk thru our home and did all she recommended as staging. When we got offers, she wisely counseled us, and in many cases had to educate new RE agents representing the buyers. And when it came to negotiating counter offers, she shared answers that could only come from years of experience. We consider Alexis and her daughter Lisa family members. My husband was lucky enough to get Alexis’s name from a neighbor who had just sold his home when we were living on Pensacola Bay. This out of the blue contact was a dream for us, at the time both working physicians- she handled everything from repairs to moving, inspections and troubleshooting. She never recommended anyone that was not held to task (again by her, not us) until the job was done to satisfaction. Over the years, through many moves and sales she helped us as what we desired at different stages of our lives changed, and has continued with that same dedication since my husband’s death as I “downsized “ myself after his death, and continued to work with me as what I wanted changed over the years of my retirement. If you’ve never had an agent act as a consultant/manager, I recommend trying it. It makes life so much simpler and saves a lot of research when you have little time and experience to do so. And it’s made for a really good friendship as well.

While living in New York, my wife and I decided it was time to sell our duplex in Pensacola. Kristin was recommended to us by our NY realtor, Skylar. We could not have been happier. Kristin took care of all the communications with the tenants as well as the property management team. She went above and beyond when she found us a plumber on very short notice less then a week before closing. Even though she kept us in the loop with all the happenings, this really was a hands off deal for us. Her keen eye found a flaw in some papers sent to us right before we signed, saving time and effort it would have taken to get it fixed. All and all, it was a great experience, and she was a wonderful person to work with.

This is the fifth property (that I owned and subsequently) sold in my lifetime. All four units involved my interaction with only two agents. I have been fortunate to have had agents who are advocates for my goals and trustworthy in representing my interests and responsibilities as a “seller.” Annie Guthrie oversaw my sales experience recently in Pensacola as both the listing and sales agent. Her agency provided me with her role and responsibilities as well as mine throughout the process. Read them carefully so you are as informed as a seller as she is as your agent AND your expectations are realistic as well as focused on each task. I can state that Annie went beyond expectations in the preparation and advertising components in the sales process (hvac oversight, new roof, new water heater, interior presentation components, exterior maintenance, etc). Her connections to contractors was extremely beneficial and provided anxiety relief. Similarly, the showings and open houses were well communicated and not overwhelming. The coordination and communication components were noteworthy throughout my experience. I have the utmost respect for the sales and support staff in her agency (they are receptive, courteous, attentive, and unified) all components of teamwork. Annie always attended to her fiduciary role as my agent for which I was appreciative. My assessment is based on a comparison of what she gave me as her role (s) and responsibilities versus what she actually did and how she performed.
