Ricardo Velarde was referred to me by a good friend of mine. I wanted to start looking into buying a house but was a little bit timid to fully go through with everything due to lack of confidence of my knowledge about the market. When I sat down with Ricardo on our first appointment he gave me a full in depth overview of the process of buying a house along with answering every question I had about homes along with a good budget for a first home (I had a lot lol) and finally making my decision to fully go through to start looking at homes. Throughout the process of visiting homes he gave me a second opinion of whether we felt the price was right for what I was getting for the home and recommended a good amount of homes that got my interest. Communication was great, never felt like I was rushed to do anything in the whole process and always reminded me of contingency deadlines to be able to close on my house on time and am super satisfied with everything and definitely worth 5 stars for the much help he gave me and all the new knowledge I have learned. We met Martha when we bought this home, she did not try to upsell us to spend more money or pressure us to put in offers on the wrong house. When I say she is motivated for her client to get the best deal, she is genuinely motivated. We looked at over 50 houses in the biggest boom of the century and she found our home. She even got us the appraised market value price. VA Home loan is no problem. She needed to get more, so she found a way. Most buyers at the time paid 50 to 100,000 more than asking price. Our house went 20,000 under asking; how you ask it was all her experience and expertise in the art of the deal. When it was time to sell (military transfer), she knew our deadline and exceeded it with over 100 competitors (houses) and one less than a block away with a $5k difference on their end. She did whatever she had to sell our home, from door knocking in 100-degree weather to open houses every weekend, even in the high 90s weather in Ramona; she was nonstop. When the offer came, she delivered through her proven expertise of the market and ensured we got the best deal possible. She closed on our home with a 21 day escrow, no concession and the buyer didn't ask for one repair! It was truly amazing watching a skilled craftsman perform her craft and enjoy the process. I would her to every person who is looking for an experienced negotiator who works extremely hard and puts her clients and communication first. She will not disappoint you, she far exceeded our expectations of a realtor and has shown there is more than just a handshake and sale at the end of the day.

Evelyn helped my wife and I purchase our first home. The first-time process can be difficult, but she helped get us resources to learn what we needed. With so much information to pick-up on some questions had to go back and forth between her and our lender but she helped keep communication open between all parties. When everything was closing and we were getting the new place sorted out we noticed that the sellers didn't clean the unit by the day before we were to move. Evelyn was kind enough to take it upon herself to clean the floors of the new place the morning of the move as we were loading, and she did a great job. All-in-all, if you're looking for a kind and attentive agent, Evelyn is a great choice for your next purchase or sale.
