A classically trained trombonist, Tim Smith moved to Buffalo in 2009 to join the Buffalo Philharmonic Orchestra. After purchasing their starter then dream home (through Gurney Becker & Bourne, of course!) Tim and his wife began purchasing distressed properties, renovating them, and offering quality rentals to the community. This led to an intense passion for real estate that ultimately arrived at Tim becoming a licensed salesperson and joining the Gurney Becker & Bourne team himself.
As an investor, Tim has extensive experience in renovation work and a deep network of contractors, tradespeople, and professional services. Tim’s expertise lies in analysis of small multifamily properties, renovation budgeting, and investment metrics. He also runs a real estate investment consulting and mentorship business, Resonance REI, geared towards helping new investors establish the skills, network, and knowledge necessary for success. As the owner of a 180 year old home, Tim knows first-hand what goes into maintaining and updating our beautiful Buffalo real estate heritage.
Tim's background as an educator spans two decades of teaching 4th grade level to doctoral students, and he has held faculty appointments at such notable institutions as the Eastman School of Music and Ithaca College. Communication, education, and mentorship skills developed here are at the core of Tim’s client-serving mission.
After starting her career in the travel industry and then moving on to HSBC, where she spent 23 rewarding years as a Vice President, Peggy joined the Gurney, Becker & Bourne team to fulfill her passion for real estate. She is highly motivated, enthusiastic, and results-oriented, with a strong reputation for getting the job done. Having spent her entire career in the service industry, Peggy always puts the customer first and believes that hard work and dedication promotes long-term satisfied client relationships. As a home transitioning specialist, Peggy’s creativeness and decorating talents enable her to envision the potential that all homes possess. Peggy is a life-long resident of Western New York and is married to a Golf Professional. She enjoys home decorating, golfing, traveling, sewing, and reading.

As a 20-year veteran of the ever-changing Western New York real estate industry, she has helped dozens of buyers and sellers with her knowledge of and enthusiasm for the area. As both a salesperson and office manager, her passion for being a real estate professional came full circle a few years ago after leading one of WNY’s local real estate offices to achieve “Office of the Year.” She now services her clients as a full-time sales professional throughout WNY, which is also her life-long home.
Daneen also participates in a variety of local community service programs, sits on the board of her church, the town assessor’s office, and the local Boys and Girls Club. She also enjoys camping, skiing, snowshoeing, power yoga, cross-fit, hiking, and participating in the Buffalo Slow Roll bike ride.
She and her husband, a Canadian national, have been married 25 years. They reside locally and have two daughters attending universities in Buffalo.

Provided clear and concise information on everything within the local market. His level of knowledge and delivery of that knowledge was always incredible. Professional, knowledgeable and I wish he lived next door!

We couldn't wish for a better realtor for us, he is very knowledgeable about house structure, housing market, offer strategy and he guided us through the process despite all the challenges we faced in the current market. Easy to work with; great communication.
Excellent agent! Priced the house right and it sold within days for over asking. Tim is an amazing communicator-- this is his superpower.
