About Timothy

A classically trained trombonist, Tim Smith moved to Buffalo in 2009 to join the Buffalo Philharmonic Orchestra. After purchasing their starter then dream home (through Gurney Becker & Bourne, of course!) Tim and his wife began purchasing distressed properties, renovating them, and offering quality rentals to the community. This led to an intense passion for real estate that ultimately arrived at Tim becoming a licensed salesperson and joining the Gurney Becker & Bourne team himself. As an investor, Tim has extensive experience in renovation work and a deep network of contractors, tradespeople, and professional services. Tim’s expertise lies in analysis of small multifamily properties, renovation budgeting, and investment metrics. He also runs a real estate investment consulting and mentorship business, Resonance REI, geared towards helping new investors establish the skills, network, and knowledge necessary for success. As the owner of a 180 year old home, Tim knows first-hand what goes into maintaining and updating our beautiful Buffalo real estate heritage. Tim's background as an educator spans two decades of teaching 4th grade level to doctoral students, and he has held faculty appointments at such notable institutions as the Eastman School of Music and Ithaca College. Outstanding in every way

Tim helped us with the purchase of our first home, and we cannot express enough how supportive he was throughout the entire experience. He made a daunting process feel manageable and transparent, and he was incredibly patient, never making us feel rushed. Tim is extremely knowledgeable about home maintenance; his insights as we walked through properties were extremely useful. We toured several older homes and ended up purchasing one over 100 years old, where he was able to quickly and accurately assess the quality of renovations and appliances, as well as suggest improvements we might consider. His strong attention to detail left no stone unturned, helped us craft a compelling offer, and ensured we were updated throughout the entire negotiation and closing journey. On top of all his real estate expertise, Tim's demeanor and sense of humor added an extra layer of comfort and trust. Above and Beyond with excellent communication

Tim was very up front with the expectations for the sale of the property. He took time to explain all the different scenarios and likely outcomes in which he was spot on. He never gave up on the difficult sale and followed every lead as far as it could go. Tim held my desire for the sale in high regard and made my part in it very simple and hands off. He worked well with the tenants and the showings and the attorneys and kept all the piece moving. I really appreciated how he was willing to call or text anytime to keep me in the loop and verify my decision at each milestone. I would recommend Tim to literally everyone trying to buy or sell property.

Excellent Experience With Someone Who Seeks Your Best Interest

My experience in working with Tim Smith was nothing short of exceptional. As someone who was doing their first ever transaction in real estate, the entire process seemed daunting initially. However, Tim put any nerves at ease right off the bat. After just one conversation, it became abundantly clear that I was working with an extremely knowledgable person who genuinely cared about finding the right deal for me. Always available for any questions/property viewings, Tim walked me through every single step of the way and made sure there was never anything left unanswered. Even when there was a slight hiccup with the bank that extended the closing process (which had me losing my mind to say the least), Tim was constantly in communication with the sellers agent/attorneys and reassured me that everything would work out fine. Lastly, even months after the closing has taken place— Tim still is in communication with me, making sure that all is running smoothly and letting me know he’s there for any questions. I could not recommend him enough.

Tim was a trusted guide in our buying journey

We were not first-time house buyers, but we were buyers with unusual circumstances. We were selling a large, unique property in Allentown and looking to downsize significantly. We wanted to avoid buying something that would require a lot of upkeep and upgrades. Tim was a wonderful guide as we looked at a LOT of properties in a difficult market. We valued his experience as someone who buys and fixes up properties. He shared his honest opinion with us, and we never felt pressured to buy something that wasn't right for us, even when we closed on our sale and had to move into temporary housing. Tim was wonderful. We recommend him to everyone.

Knowledgeable, honest, and patient

Tim has strong market knowledge, and he's very responsive - including during evenings and weekends. He's not afraid of a challenge and was willing to take on a unique property even though it wasn't a guaranteed quick sale. Tim took the time to explain options and possibilities along the way, and we never felt pressured into making any decisions.
