She negotiated $27,000 in seller concessions/price reductions, a brand new roof, and updated electrical wiring—all under “as-is” terms. Unreal! I made the decision to downsize and move from a house to a townhome, and Angelica was there every step of the way. We talked pros and cons of a lot of relevant listings, and she was so responsive when listings were coming to market by the hour. I have never had to pay HOA dues before and she genuinely gave advice on staying away from the communities where high HOA dues just didn’t make sense in my longterm investment. I’m so glad she advised me as a friend and not just a client - she had my very best interests in mind from the beginning. We toured my townhome and submitted a competitive offer without going over asking. I worked with a realtor in the past that ended in multiple offers that weren’t accepted. Angelica was an incredible resource from the very beginning. When I thought of the massive undertaking selling the house could be - what updates I needed to be making, paint, carpet, landscaping, etc - she focused on what was most important. It was far more important to me that the sale of the house go quickly, instead of for maximum dollar. However, at no point did I feel like we sacrificed or took a hit on the value of our home. She took the time to walk through every room to give recommendations on what not to worry about, what was optional, and the things that were non-negotiable in order to remain competitive. It ended in a thoughtfully worded listing that highlighted the things I loved about the home and community, and positioned it about opportunity. We were under contract in less than 2 days with a very competitive offer! Angelica was fantastic, and I’m so grateful.
