We asked them to help us make the most of our 30 year home and we agreed where it would sell as is. We then asked for advice on when to put it on the market and what to do to enhance its appeal in a sellers market. They were thoughtful with our 'improvement' investment and a 3% investment in paint, repairs and strategic lighting enhancements resulted in an almost 25% increase in the sales price with two offers at the same amount to decide between. We were clear on our primary interest and points of flexibiity. The bottom line is that we did what we were asked to do, followed instructions, vacated the house early for the first day when there were 9 showings due to excellent photos and 'coming soon' and stayed away all weekend so they could work their magic. They know the area, they know the people, they know the psychology of buyers. You are not selling your house, you are selling the house as they best know how to stage it for the market, not for you. We sold in 4 days with 7 offers, and even more having been possible. While our questions were many, the one things they said was, " You did everything that we asked you to do to make this sell the best it could!" and that sticking to advice was the key to our success and an over 20% increase in sale price.
