Additionally, getting the sellers inspection proved extremely beneficial once the offer was made. During the listing process they were extremely open minded and proactive about listing it initially at a fair price, and adjusting as needed throughout the process. We only dropped the list price by $10K, while many other listings were dropping list prices by $20K+.
