Melanie was engaged to assist in the sale of my 89 year old mother's home. The home needed some work to get it ready for sale such as repairs and de-cluttering as well as staging. Melanie was on top of all of the issues. She found professionals who did a great job on the repairs. She monitored the process and served as quality control over the contractor. She made trips to home stores for fixtures and other items needed. She worked with my mother to select the items that made the most sense and then went back to the store and returned unused items. She worked with my mother to remove items and place them in storage. She utilized her own family to remove heavier objects and to clean. Melanie knows the Cape Cod market very well. She is also extremely vigilant and has a very good sense of value. Melanie identified some positive trends and some characteristics of my mother's house that would likely realize higher values. We went to market at a price point that was 10% higher than we originally planned based on the original sales comparables. The home was under contract in one week at the higher asking price. A sale isn't done until it closes and Melanie stayed on every issue right through the close. She recommended a very competent attorney. She assisted in the clean out of the house in preparation for moving and closing. She raised issues to be dealt with by our attorney to ensure a smooth, issue free close. Ultimately, Melanie's greatest value may be her heart and compassion for people. My mother was moving because my father recently passed away and she was too far away from her children and any assistance we could provide. Melanie understood the tremendous pressure and pain she was feeling. She served as a sounding board and friend for my mom. She took her to lunch to get her out of the house. Ultimately, Melanie's efforts made this challenging process so much more bearable for us all and an economic success.
