Josh has been present every step of the way. Since we couldn’t see the house before deposit, he took a video. Josh negotiated with the builder and we got a great deal. He was with us and pointed out blemishes that needed touching up both inside and outside. Final walk through Josh made sure the punch list was finished. Then he offered to send out the closing packet from Mattamy homes. We won’t move until August and so he set up a lockbox with 1 key and will look at the property when in the area and especially in bad weather. He really knows the area, is so helpful and does want his buyers to have an exceptional experience. We couldn’t ask for anything more. Josh will be the one to exceed expectations. Living in the Northeast, we needed someone as our eyes and ears in the area and Josh would continually go by our future home and check on the progress, advocating for us when necessary. He was able to get a $1600. extra thrown in from the contractor, at no cost to us. Josh knows the area, the people involved in these communities, and good contractors and home inspectors, when they are needed. I would not hesitate to use him again or recommend him to a friend or family member. Also, he and his wife have free videos online of the area and preplanned communities like Wellen Park, that were very helpful in our early stages of investigating Venice and Englewood. Josh was attentive, super competent and extremely helpful with our new build and out of state move. Josh helped us find a great community that fit our needs and he was the consistent thread throughout the entire process. We encountered a bunch of builder issues and Josh always quickly stepped in and advocated on our behalf, helping to make things right. While we were out of state, Josh visited our property to ensure the workmanship was good and would send us msgs, videos and photo updates. When you live outside the area, that kind of personal service means a lot. New builds can be difficult and you experience a range of issues along the way. Having Josh there to help navigate and negotiate on our behalf was critical to the success of our overall experience. We will definitely work with Josh again and highly recommend him. Josh's focus was to help us in anyway, before, during, and after our home search to settle in and enjoy our Florida life! We settled in Beachwalk by Manasota Key. Communication and knowledge were excellent. Josh knows the area and has a wonderful website called "That Florida Life". We felt so comfortable with Josh. He assisted us with the final walkthrough through facetime, and made sure all final repairs were completed. We didn't move in right away, so Josh collected our key fobs and information and put a lockbox on our door, for our arrival. He kept an eye out for our property, while we were having our grout sealed, since we had not arrived yet. He gave terrific references to insurance, home inspectors, cleaning crews, grout sealers, furniture stores, restaurants, utilities, beaches and so on. I called from Michigan and set up an appointment with Josh, never having met him. He was a pleasure to work with and offered many suggestions. He was knowledgeable about the area we were interested in, and took us to see homes that might be a good fit. We felt very comfortable with Josh and I believe we had a good rapport. He was willing to answer any questions we had, and I'm sure he would try to help us out should any problems/questions arise in the near future.
