Buying and selling at the same time? It's one of the most stressful situations in real estate: matching closings, contingencies, and the fear of ending up between homes. We've walked hundreds of clients through it, from timing the list date to negotiating the right contingencies.
A few things I believe:
• An online estimate is a starting point, not a value. It has never been inside your house.
• Don't shop commission. Shop net proceeds. What you keep is the number that matters.
• Any agent can tell you what your home is worth. Ask them to show you the comps and the math.
