Annie came recommended and we know why she was! From the beginning, Annie went the extra mile and made sure we were taken care of. The sale of an expensive property is not always easy and ours was no exception. After the death of my father, my sister and I decided to sell the property. I reached out to Annie and she scheduled to meet with us the next day. In that meeting, we discussed everything and Annie gave us items we needed to complete, check on, verify and schedule before we could sell the house- including having a new septic system installed. That checklist made the process easier and we got everything done and scheduled within 48 hours. In addition, the existing septic system was inspected; a new system designed, approved, installed and inspected in just a few weeks. The house went under agreement quickly. However, the buyers were a nightmare to deal with. It was a frustrating process and we struggled with thoughts of cancelling the agreement with the potential buyers with some of their "requests." through it all, Annie and her team were able to work with what was needed and do what it took to get the deal done. All in all, house was sold in 2 months with a cash sale and a quick closing date.

We actually found Laurie by chance through Zillow and immediately clicked with her. We have now used her expertise to both buy and sell, and both experiences were top notch. Laurie made sure we did not feel rushed or have any pressure to buy as we toured houses, she really wanted to be sure that the home we purchased was the best decision for our family. Annie Hart Cool took excellent care of our family as we worked on selling a property from our home in another state. We were thrilled to have her prompt communications via phone and email (she responded within 15 minutes nearly 100% of the time) and vast local networks of professionals. We could count on her to alert us to challenges with plenty of advance notice, explain any unfamiliar policies and procedures, and offer excellent options that would lead to a win-win-win for all parties. We appreciated her close collaboration with our local friend who managed our clean-out process -- most of which occurred in our absence. Annie's team member Steve S. also collaborated with our friend on some thorny legal issues, along with providing hand-on help with tasks on the property. Annie has inspired us with her relationship-bulidong skills and consistently positive approaches to people (she sincerely compliments others with "I appreciate you" -- not just the services rendered) as well as problems. However, she is honest in her assessments and points out issues and concerns that could have negative consequences. Her advance notice and problem-solving approach make the hard things easier to negotiate. An early indicator that Annie was going to our "angel": another local friend perked up when, a day after signing up to have Annie list the property, I mentioned her as the realtor we had chosen. "She's wonderful, always honest." He advised us that she would take good care of us, and he was right!

While the process of putting our home up for sale was bound to be emotional, as we raised our children there from the ages of 2, 4 and 6, Stacey made it as smooth of a transition as humanly possible. From the moment I contacted her initially, she made herself a pleasant constant in our lives. She was truly kind hearted and empathetic to our situation of recent divorce and one of the first questions she asked was simply “How are you doing with it all?” in regard to it. In that moment I knew that I had selected the absolute perfect and only person for the task of putting our home on the market. Her level of professionalism matched her level of compassion as the entire process was explained (sometimes multiple times, as it was a lot to retain). She remained in contact and available and never even gave us the opportunity to feel as though we were burdening her with the redundancy of our questions. She was up front and honest about the market and what she felt was a fair asking price and we took every recommendation made when it was offered. In a mere 4 days of having it listed, we were receiving offers and ended up agreeing to an one which was over 64,000 above asking price. She never missed a beat and corresponded with us almost daily from that point forward and though we closed on the 16th of this month, she still checks in just to say hello. Her knowledge of this market is not only impressive but paramount to a rookie such as myself. Her ability to connect with people on a true human level, however, is what sets her far apart from anyone I’ve ever known simply doing what they do to make a living. Ryan was a great agent to work with!!! He was very responsive, knew what to do when, and helped us in any way that he could! He even suggested ways of what to do to make our house look better to sell (since that is what we were trying to do) and pitched in to help himself! Not expecting to so soon, we put up our house for sale in 6 days and managed to have it sell in 4 after that!!! This is all thanks to the help of Ryan, which he was a great pleasure to work with and we’re so very glad we went with him! And so will you!!
