Purchasing a home with Dario Bilonic was a disappointing experience that revealed a lack of experience and attention to detail. Throughout the process, I frequently had to clarify basic points that I would normally expect a buyer’s agent to handle, such as confirming that earnest money can be applied toward the down payment and that requesting recent utility bills is customary during due diligence. During the inspection phase, he warned that requesting what he described as “too many repairs” might irritate the seller and lead to the seller withdrawing from the contract, even though the seller could not have done so at that stage. He also played down a potential encroachment issue, suggesting that it was not a concern because most older homes have similar issues. In addition, an addendum extending the financing deadline was left unsigned for several days, which temporarily put the contract at risk and exposed my earnest money deposit. Despite this being a high-value transaction, there was no client rebate, closing gift, or gesture of appreciation at the end of the process. Overall, the experience was disappointing and ended up costing more than it would have with agents who provide stronger attention to detail, better client advocacy, and customary closing incentives.
