I enjoyed working with Marilu and am happy with the results. Marilu worked hard to make showings happen, was flexible, then coached me to make the right offer when I wanted the home in question. We had a 100% positive experience in selling our Tampa home with the assistance of Rick Woods and his very professional real estate team. From the moment we signed the listing agreement, through the final closing, he and his team made each step easy and painless for us. Rick gave us great advice in "staging" our home for marketing. Professional photos were completed prompty, and the listing went up with amazing speed. We had more than a dozen showings in just a few days, and a representative of their team was on-site for each one to answer questions and ensure the security of our home. Once we accepted a contract, their closing coordinator took care of all the details in coordinating with the title agent. Their use of electronic signatures made signing easy, especially since we were out of town frequently during the process. Rick even advised us in negotiating a post-occupancy agreement, so that we had more time for move-out, and he coordinated everything with the buyers through the buyers' agent. We could not have been happier with the entire process, and we feel we got the best price possible, with much credit to Rick and his entire teams' approach to marketing our home. We would recommend Rick and his team to anyone in the Tampa area who wants a very positive and carefree experience in selling or buying a home.

Marilu was amazing during the sale of our house. She even paid on her own for a stager to come in and tell me how to move things around and what to move to storage so the house looked nice. She helped me plan for multiple scenarios for when to put it on the market, and assisted with negotiations / communications with the buyers realtor through the months (as we had a long closing time period). She was kind and patient and provided endless follow up and careful attention to detail throughout the whole process. Would use her again for any transaction I ever do!

We designed and bought a custom home with Rick Woods as our real estate agent. It was a complex multi-year transaction. Whether Rick was on vacation or not, he always had time to contact us to answer any concern we had. Rick was proactive in anticipating and preventing any potential problems with financing, closing or construction. He provided sage advice along the way. Buying a home can be stressful and even emotional at times. Rick was always there to keep all parties calmly focused on the goal of buying the house and avoiding distractions. He had a detailed checklist for himself and me as the buyer. He followed up to make sure that all the boxes had been checked so that when I went to closing there were no surprises. Everything went smoothly. Rick looked out for our interests even post-closing by writing a detailed punch list that was provided to the builder. I cannot give Rick enough praise for his knowledge, communication skills and professionalism. I do not give recommendations often, but I recommend Rick Woods, PA highly.

Rick’s approach to listing and selling a home is the team approach. Rick has several people that work as part of his team and help drive the process of getting the home listed and brought to market . When Rick showed up for our first meeting , he’d was prepared with a detailed binder of information on our home and comparable homes in the area. He presented a package of information to us and a strategy for selling our property. His team worked with us right through the closing process and is still available after the close for questions and advice.

Both of these gentlemen and their team did an excellent job helping us sell our home. They were very responsive and had a high level of communication. I will say that probably the most effective aspect of how they managed the process was that they were not pushy. They let us make the choices on what and how we wanted the process to go, but they made sure to provide us important information to make informed decisions. At the end of the day, it made us feel like we were in charge, but they were our advisors.
