Julia represented us in the sale of my father's condo. At our very first meeting Julia came prepared with comps from recent sales and current listings and was able to list the property within days. We are not local so she assisted us every step of the way. She helped us attain the required town permits and put us in touch with an excellent attorney. She was resourceful and helped us with any issues that arose during inspection. She put us in touch with local tradesmen and made herself available to be on site for access to the condo. She was very communicative and available to answer texts and emails immediately. Julia was always very professional in all her interactions and gave us very good advice during negotiations. It was an absolute pleasure working with her.
Andrew’s very strong market knowledge, great network/networking capabilities, dependability and aggressive yet personable selling strategies make him an excellent realtor. We have been working with him for a few years now and he is our go to agent for any of our real estate needs.

The good: Very responsive. Got sale done quickly and off-market, which was nice. Hired a few key vendors--cleaners, haulers, fire-alarm guy--who were crucial to the process. Reasonable commission. The meh: Willing to do some modest legwork, but not a big problem-solver. Stuff I had to fly out there for was stuff that a higher-touch agent could easily have handled. (In particular, getting the car moved was something that could've been handled by just getting a mobile mechanic out there to jump the car and drive it a couple of hundred feet. I had to fly out there with a jump kit, and move the car, myself. A couple of other things in that vein.) One thing that surprised me was that she didn't seem especially opposed to accepting the first lowball offer that came our way. We rejected that offer for a somewhat better one. Still, she didn't seem too passionate about getting us top dollar, and we sold a few thousand dollars less than the bottom end of the range she'd predicted. Was also surprised at the DIY nature of the closing process. In remote closings (which I've done in a number of states in different regions as both buyer and seller), realtor has always arranged for title company/notary (mobile or video). Here, the lawyer e-mailed me a bunch of PDFs for me to print, find myself a notary, and FedEx back. (To be completely fair, maybe this is customary in Jersey? I've never done business there.) When I had a question or two about the documents, Julia's response was that she wasn't a lawyer, so couldn't help with that. It was surprising to me that she couldn't offer any insights, given her deep experience with these sales. The first lawyer she set me up with was quite unpleasant and rude, but the next one she connected me with was fine and easy enough to work with. Generally got the impression that Fox Hills is a comfortable niche for her, and she's effective there, but don't expect her to go too far out of her way. Better suited to local than to remote sellers.

From our initial home viewing we really liked Marsha's personality but also her experience level. It was clear she had a vast network and a regional reputation which gave us peace of mind, so we went with her. And we were very pleased we did. She was very accessible and understanding of us being first-time home buyers in an extremely challenging market. Over time she learned what was our must-haves as well as compromise points which made the home viewings much more catered to us, and more efficient overall. At other times she was a voice of reason or a seasoned veteran that could at least steer us towards optimal choices or away from making costly decisions, which we noticed. At other times, she would give us space to research and strategize. A couple moments in the process, she advocated for us in ways that ended us saving lots of money. For instance, she directly dealt with the seller because they didn't have an attorney. We were also in a multiple bid situation which we were able to navigate. Approaching closing, we had to go back and forth with an unreasonable seller, but were still able to get some concessions and fixes. And in the end we got the house that checked off a majority of the boxes, as well is in a growth potential area that allows us to feel like we made the right decisions all around.
