Jessie helped us when our backs were against the wall and we were working with an extremely short timeline. We searched multiple homes, while still being picky. Jessie never got frustrated or overwhelmed with us, and we can be very needy. Week after week, she found tons of leads while considering our family’s wants and needs. I believe Neil was enthusiastic and acted with good intentions in selling our home, partly due to our family relationship. While I’m sure Neil and his team have sold homes in our general price range, it did not feel like he had strong experience selling properties between $1.5–$2 million. Overall, I do not feel that Neil or the eXp team maximized the profitability of our sale. While many sellers in this market feel they didn’t get full value, I believe there were fundamental decisions that could have helped our home sell faster and for more money. Neil advised us to finish the basement, which cost nearly $40,000. However, several potential buyers told us they would have preferred an unfinished basement so they could customize it themselves. Several items explained upfront and included in the signed documents were not revisited until the end of the process. More consistent communication around commissions, the HOA transfer process, and closing requirements would have been helpful. Neil stated upfront that he had furniture and staging capabilities to attract buyers at the $1,650,000 price point. However, the home was never staged, nor were we advised on décor changes. We received feedback from agents and buyers that the photos and showings lacked a luxury feel, and staging would have helped. There was a strong focus on premium marketing materials such as a look book and drone footage, but less attention on the execution and quality of open houses. We received no offers in three months. Ultimately, we reduced the price by $200,000 before the home sold, which made this a disappointing experience overall.
