Best Realtor Ever

When I talked to our "money guy" about my doubts around selling my home through a realtor instead of going the cash buyout route, I was weighing a host of negatives I could not imagine to be surmountable: ongoing wildlife issues, lack of updated kitchen and bath in a 70 year old house, and numerous cosmetic issues. My advisor encouraged my sister and me to meet April on a Zoom call. I opted to be open and honest about my misgivings and all the hurdles we would face, and April never blinked an eye. She strongly advised I would need to purchase a new air conditioning unit and water heater, keep up the sizable yard, strip the house, if possible, of all my personal belongings ASAP, and opt to sell the house "as is" with honest and open full disclosures. I certainly realized the sense and justice of this advice and agreed, and April handled all the rest. She managed to generate buzz about our home's possibility by hiring a talented photographer, but the real magic was in her visual transformation of the interior by substituting stylish makeover possibilities for the house's most attractive rooms and features using virtual reality technology. She then posted them online and made them into posters which she displayed for the make-or-break open house she held over the first two days we went live as sellers. My phone exploded with back-to-back appointments folks made to see the latest area home go up for sale, and within that slim timeframe, the house won two very solid, very serious offers. She advised that one offer looked to be much the sturdier of the two, negotiated with that buyer and agent, and we never looked back from adhering to a price I never dreamed could be attained. We successfully passed through all the tests a home is put to, from inspection to assessor, and the sale neared completion with April's encouraging Timeline keeping seller and buyer aware of our approaching shared goal. Closing day happened and it was hugs all around for seller and buyer alike!
