Seller of 37 Pleasant Valley Road, Wimberley
Selling a second home is never simple, but ours came with a perfect storm of complications: rigid mortgage qualification rules on the buyers' side, a leasing management company that had to be woven into the transaction, and a timing situation that left almost no margin for error in a slow market. There wasn't just one delay. There were several. Miscommunications and missing steps on the buyers' end pushed the closing back twice, stretching what should have been a straightforward sale into a two-month longer process than anyone anticipated. In a buyers' market, that kind of extended uncertainty can easily unravel a deal — or a seller's confidence. Edith never let either happen. What set her apart wasn't just her knowledge of the market — it was how she used it. She understood exactly where the pressure points were, communicated clearly with every party involved, and kept the process moving even when the momentum wasn't there. She didn't just manage the transaction; she managed the stress of it. Every time we needed clarity, she provided it. Every time the path forward looked murky, she mapped it out. This was our second home sold with Edith within a single year. That's not coincidence — that's trust earned. She brings a level of integrity and professionalism that makes you feel like you're in expert hands from the first conversation to the final signature. If you're navigating a complicated sale — or just want someone who will advocate for you with honesty and skill no matter what the market is doing — call Edith. She's the kind of realtor you refer to people you care about.
Seller of B/3 Brookmeadow Drive, Woodcreek
Working with Edith was a pleasure from start to finish! Her expertise was invaluable in completing each step in the process with ease. Her combination of knowledge and hard work provided a win/win experience for both parties to accomplish our goals. I truly appreciate Edith’s flawless guidance and dedication culminating in such successful results.
Seller of 1280 Lucca Drive, Dripping Springs
Edith staged our house and we had a lot of interest, and she negotiated the offer so we received close to asking price for the sale. We thought we would have to rent and take a year or so to find a new home to purchase. Edith was helping to find rentals, but it was difficult to find a home to rent. Edith was keeping an eye on a new build at a location near our former home, and it was great and actually cheaper than renting. She negotiated a lot of extras for us, and even with anohter full price offer she was able to talk the builder into a price a little below asking. Everything has been great at the new home, and Edith was

Seller of 134 Watson Court, Buda
Courtney was the right choice for selling our home in Buda. After a less than ideal experience with our previous agent, it was obvious how important true local knowledge is. Agents coming in from Austin or San Antonio often treat Buda like an extension of their markets, but the demographics and buyer expectations here are different. Courtney understood that immediately and recognized the unique aspects of our property located in the downtown historic district of Old Town Buda. She held multiple open houses and kept us updated at every step. Even when she went on maternity leave, she made sure the handoff to her teammates was smooth and that we never felt out of the loop. In a tough buyer’s market, she still helped us sell quickly at a price we were comfortable with. We’ve already referred her to two friends in Buda who were having issues with their current representation. That says it all.

Seller of 106 Retha Drive, Dripping Springs
In December of 2024 my mother passed away as a result of a car accident. Not only was she my mother, she was my best friend. For the next eleven months, my family struggled with what our goal should be with her home. Even after we decided the best outcome would be to sell the home, we went in circles for almost six months. One of our friends, Pam Owen, suggested we call Carolyn Vogel, a realtor with whom she was familiar. Carolyn was exactly what we needed. Without being pushy or dictating how the sale should progress, she guided us through what should be done to the house to make it more sellable. She was mindful of our budget, our relationship with my mother and what I felt she would have wanted for her home. Through all of this Carolyn was personable, patient, and knowledgable of the real estate process. As soon as all of the necessary repairs and inspections were completed, the house was put on the market. We had not sold a house in over 35 years and we were both shocked and pleased at how quickly potential buyers contacted Carolyn. This was all done before we ever put a For Sale sign in the front yard! The house sold the first weekend for above our asking price. The house had multiple offers, and the nicest thing for me was that the home was bought by a family with small children. My mother would have loved it. I would recommend Carolyn to any potential seller who wants an a realtor with an extensive knowledge base of the Dripping Springs area, the local housing market nuances, and she was very easy to work with. She was always available when we had questions and concerns and very honest in her assessments. We would love to work with her again. ,
