When she tells you this is what she thinks your house is worth, believe her. She's not guessing. She's done the work. She spent at least 2 weeks looking at comps in the surrounding neighborhoods and putting together a beautiful brochure with spectacular photos highlighting my home. After I'm sure was exhaustive research, we came to an agreeable sale price. She listed my home at 1:00 PM. Called me at 2:30 PM to tell me she had a couple coming to look at the house. At 4:00 PM she called and said we had an offer and would let me know what that was soon. By 8:00 PM I had a full price offer and a signed contract 30 minutes later. If you think you can find a better realtor, good luck. She's the best as far as I'm concerned.
