We couldn't have asked for a better partner. David knows the market, what buyers like and how to maintain a positive stance in any situation. He is realistic yet understands the art of compromise with buyers, especially in fluctuating market conditions. He has excellent contacts for dealing with any house issues. He stays on top of every detail and creates momentum to move things forward. I enjoyed his humor in getting through each challenge.We felt lucky he was in this with us.

We found Josh from an open house next door

We found Josh from an open house next door. Our neighbor when moving out, he vouched for Josh. So when our multiple failed attempt of getting an investment property was in halt, we found him. We also had a bad experience with another agent in the recent past, so we had wounds. We cautiously started with Josh. In one sentence, he restored my faith. He got us a property during a very competitive market, in a very competitive neighborhood, 5% below listing and 7-8% below market. We didnt believe we will get it. But Josh tried, that's what he does, he tries, relentlessly. So we have a property that appreciate 200K+ in less than 6 months, which we got for below market/below listing where 70% of the properties in San Diego are sold above listing (often by 100K+). And it was not our first rodeo. We have done this multiple time in the past and Josh is different. His competition agent, in an open house, told us "He is the best around", that is the level of credential he has. This is just the buying part, before buying, he spent hours on vision for design, marketability as short term rental and future potential due to zoning changes. Your investment will be safe with Josh. Now after closing, we were working together to set up our airbnb, pro bono. Josh and Joe gave invaluable advises, visits to the property uncountable amount of time for design suggestions, finding decors, helping us deciding furniture, sharing resources, showing how to renovate easily (with their help, I could tile up a kitchen and bathroom in 2-3 days, after work). And the airbnb is live now. So you will think his job is done. To me it is. But now, today he texted me how to optimize STRO for search engines. I wish everyone gets an agent like him.

Was able to successfully sell our home in a tough market

We had to pull our listing off the market due to poor performance, and we were debating whether to relist the property or turn it into a rental. Since we had already moved out of state, we went back and forth on what to do. During this time, Frani reached out to us a couple of times, which led to a FaceTime conversation. Based on that initial discussion, we decided to put the property back on the market and interviewed two additional agents as well. After completing the interview process, we chose to hire Frani as our agent. This decision was made at the beginning of the government shutdown, but we were confident that with Frani’s experience and strategy, our property would sell. She recommended a few adjustments, and every one of them proved to be worth it. The difference between our previous agent and Frani was noticeable. One of our neighbors even reached out to comment on how impressive the open house was. We received multiple offers and even had a backup offer that was higher than our list price. Since we never met Frani in person, we were initially a bit nervous, but throughout the entire escrow process, she consistently reassured us and made us feel comfortable from start to finish. While preparing for the open house, she went above and beyond by watering our plants and trees and taking care of the green waste and trash bins—without us even asking. Frani’s dedication, professionalism, and care truly set her apart, and we are so grateful we chose her to represent us.
