We had yet another major change that took us all the way to Toronto for a year and our move home to SoCal was perfectly timed with our tenants vacating the home in Elk Grove. Having a rental, especially during the climate with Covid, put some question into whether we wanted to continue to rent it or test the market. I first worked with Luann in 2013 to buy my first home (entry level), then again in spring/summer 2020 to sell that home and buy a different house. Back in 2013, the market for entry level homes was on fire. I wanted to go with a 15-year conventional loan and avoid PMI, but that meant looking at houses well, well below median Sacramento house prices. At that time, most of houses at that level were being gobbled up by investors who could do 100% cash offers. When Luann took me on as a client, she knew she had a tough job in front of her. She told me to expect to have to bid on quite a few houses to even have a hope at getting my offer accepted. I told her I was sticking with a hard budget; although I could afford more, I didn't want to deplete too much of my limited savings. Even though the eventual commission would be small for her (the housing prices were still very low from the 2008 financial crisis, and again I was looking at well below median Sacramento area pricing), I always felt that Luann treated me like a #1 priority. We spent months looking at houses and lost on many bids. Eventually we visited a house that eventually became my first home. The house was underpriced and Luann made some comps and estimated the value she believed the house would actually appraise for. We bid just a hair over expected appraisal, given that it was a major seller's market. Appraisal came in at exactly as she predicted. Although I had to come up with an extra couple thousand to make up the difference between my offer and the appraisal - it was totally worth it to get into the house. Fast forward to 2020. Buying a new house in spring 2020 went relatively smoothly. We bid on the house we loved for list price and got it (it appraised at that value). Luann guided us through the negotiation process, and we got the sellers to do a whole bunch of costly repairs before we moved in. TLDR: Luann works super hard for all her clients and she has superb instincts.
