Experience is the key, as Sandy knows what it takes to get the deal done. We were purchasing under the FHA program and there are many things that have to align correctly; down payment, appraisal, passing all of the inspections and making sure the closing costs are taken care of and many other issues that the novice home buyer needs to know. She made sure these issues were addressed ahead of time, as a month earlier I was working with another agent who had us pay the inspection fees and appraisal ahead of time and when the house didn't appraise for the sellers asking price we were out over $1,000. Sandy made sure that the seller would move forward if the house appraised at a certain amount, then she actually met with appraiser to go over the appraisal - something the sellers agent should have done. Bottom line, Sandy went way beyond what is expected - which is why she is successful. Now, I am in a gorgeous home for less of a mortgage payment than our monthly rent was previously.
