Ryan's extensive experience and expertise helped us navigate a real estate market that was greatly impacted by COVID and the early stages of the booming real estate market that has only gotten more competitive since. I called Ryan when we were ready to begin working with an agent based on so many stellar reviews from various real estate websites. He not only called me back within a couple of hours, he was showing us homes almost immediately. He took the time to get to know us and what we were looking for in a home. COVID had already impacted inventory and Ryan always tried his best to schedule a showing as soon as we were available. While we weren't able to view every house before it sold, we had the chance to view many. At every showing Ryan let us lead, but was always looking out for a sound house (newer hot water heater and HVAC, avoiding houses that appeared to have water issues, etc.) which made us feel more confident in our decisions. The selling agent was very difficult to deal with and Ryan was excellent in navigating the issues and put in a great deal of time making extra phone calls to make sure everything worked out well for us. After a bad experience with the first realtor who listed my house, I terminated the listing and got one who was much nicer and smarter - Ryan Breeden. When I met Ryan I was impressed with how well he picked up on the good points of my house and how clearly he outlined strategies for dealing with the negatives. I felt that I had someone on my team. He was very patient and answered my smallest question promptly and carefully. He was also very cut and dried in pointing out some things I had to finish to sell. And he could explain in dollar terms what the possible advantage of doing these things might be. With his knowledge of the local market we chose the price carefully. Ryan was also very creative when it came to making changes that gave a big bang for the buck. He suggested a modest construction change that altered the layout to give a small dining room, with the kitchen looking into a family room. This was much more to the liking of the majority of the buyers. As a result, we soon had an interested buyer.
