Thanks to Ryan, my fiancée and I were able to sell our home in Maryland and purchase our dream home in New York. Ryan helped us navigate through a very difficult period, and I can't recommend him enough. This review is written late, but it absolutely needed to be written. I contacted Ryan last October (2022) when my fiancée and I were planning our move from Maryland to New York. After our first meeting, I knew I wanted Ryan to sell my home. He's very knowledgeable, kind, and gave great advice for preparing my home for sale. His experience became even more valuable, and I observed just how committed he is to his clients when the first buyer of my home backed out of the deal 3 days before the final sale. That was a very nerve-wracking time for us because we couldn't purchase the new home we had our hearts set on if our place in Maryland didn't sell. Ryan didn't sit and wait for things to happen; he made things happen. I don't think I can adequately describe how thankful we were that Ryan was in our corner. He answered all my questions at ALL hours of the day/night and kept me informed as soon as he had information. He never once made me feel like I wasn't a priority. He placed my home back on the market, and within two days, we had another buyer and an even better deal than the first time. I feel like this is important to note because, at that time, interest rates were rising, and home sales were declining. You can't go wrong with Ryan as your realtor; I only wish they were all this great.

Selling a house can be stressful, and the market this year has been full of ups and downs. Ryan had the market sense to gently push us to hurry up so that we caught the top of the wave. He is knowledgeable, thorough, and an excellent partner to have when making big decisions. If we buy or sell anything in coming years, Ryan is our guy.

Switched agency, and Ryan significantly changed how the property was prepared for sale and marketed resulting in multiple offers after a day on the market with a sale 5% over list. Highly recommend representation by Ryan due to his broad range of expertise including property preparation, marketing, and negotiation. In addition, Ryan went well beyond expectations with respect to responsiveness and providing significant support to address items we could not easily address from our out of state location (identification and oversight of contractors used for home preparation).

As first-time homebuyers, we were overwhelmed with the sheer number of real estate agents to choose from, but Ryan stood out from the others due to his extensive knowledge of the local area and ability to answer specific questions about individual homes. During our two years of working with him, Ryan consistently demonstrated all the best qualities of a great real estate agent: 1) He is always accessible and responsive. Even though he has many clients, he is great at prioritizing each one. He helps schedule showings and submit offers quickly, which is important in a seller's market. 2) He is very knowledgeable about homes in general. During home tours, we have many questions, including the condition of the home, estimated costs of potential renovations/repairs, and specifics of the neighborhood. Ryan almost always has an answer on the spot, and quickly gets answers from the listing agent for anything that he is unsure about. 3) He is laid-back and patient. Our homebuying process consisted of two years of searching and eight total offers submitted. Ryan was always ready to show us homes on short notice, even when we contact him out of the blue once every couple of months. He never pressures us to submit any offers with terms that we are not comfortable with. During home tours, he lets us take our time to examine the home in peace while pointing out helpful things that we might have missed (in contrast to some agents who spend too much time pointing out obvious info from the MLS listing and distracting their clients from the actual home viewing). 4) He is extremely professional and organized. He consistently follows up with us and communicates between all parties involved with the home buying transaction. For each offer, he maintains constant communication with the seller's agent, finds out what they are looking for to make the offer more competitive, and adheres to the submission deadlines. He has an assistant to help during the closing process but remains accessible

Ryan Breeden is a tremendous real estate agent. During this crazy hot market, he was able to find what we wanted in a home that was within our budget. No small feat! Ryan represented our interests well and we would certainly go back to him in the future. If you're looking to buy or sell a home, Ryan is the agent you want. He is knowledgeable, fair, and a great negotiator with the other party when necessary. Hire him. You won't be disappointed!

Ryan helped us buy our first home in July of 2020. Ryan's extensive experience and expertise helped us navigate a real estate market that was greatly impacted by COVID and the early stages of the booming real estate market that has only gotten more competitive since. I called Ryan when we were ready to begin working with an agent based on so many stellar reviews from various real estate websites. He not only called me back within a couple of hours, he was showing us homes almost immediately. He took the time to get to know us and what we were looking for in a home. COVID had already impacted inventory and Ryan always tried his best to schedule a showing as soon as we were available. While we weren't able to view every house before it sold, we had the chance to view many. At every showing Ryan let us lead, but was always looking out for a sound house (newer hot water heater and HVAC, avoiding houses that appeared to have water issues, etc.) which made us feel more confident in our decisions. Our second offer was accepted and Ryan and his transaction coordinator, Randi, worked with us every step of the way. The selling agent was very difficult to deal with and Ryan was excellent in navigating the issues and put in a great deal of time making extra phone calls to make sure everything worked out well for us. At tax time several months after closing, Ryan and his team even reached out to make sure we had some of the necessary documentation. If we decide to sell somewhere down the road Ryan will be the first person we call.
