Rob was knowledgeable about the local market. He was on top current design trends to entice buyers. When the market shifted he was quick to alter his approach to meet the new changes. He got us a great price for our house and was ready to answer any and all questions.

Rob Smith did an outstanding job for me. It was my first time handling the purchase of a home on my own. I was a handful to get through the process. Rob Smith is the kind of experienced, knowledgeable and perceptive professional that everyone should ideally have to represent them. In my experience with Rob, he took over the arduous task of representing me in the renovation and sale thereof of my rental property in Stafford, VA. This property had been leased by several tenants over 20 years. Rob and I met at the property after the last tenant had moved out. I was appalled at the condition, even though it had been "professionally managed" over those years. I did not know, upon my decision to sell, that things had deteriorated to such a degree. It was clearly going to take a lot of money and time to get it to saleable condition and Rob knew exactly what needed to be done. We met again at the property shortly after the sobering news, this time with a renovation crew to assess the issues. In the end and some back and forth, the costs were reasonable, and agreed to. The best part of it was that the costs to me for this renovation were back-loaded and would be deducted from my proceeds at my closing! This made it doable and removed a huge amount of stress on my part. While the work was being done, Rob placed a "Coming Soon" listing on the realtor sites. Upon completion, the listing was updated as it went "Live." Less than 24 hours after that point, I had not one, but two offers that were each 5 K over the asking price! Throughout the entire process, Rob was thoroughly ensconced in the project and kept me informed of everything that he knew that I would want him to convey to me as things progressed. He even did some of the manual work and supplied needed items at no added costs to me... HIMSELF! He was always available and responsive by text, calls or emails, and was ALWAYS friendly, cool, calm, thoughtful and perceptive whenever we communicated. Rob and his preferred closing attorney were brilliant in overcoming some unexpected closing hurdles. Thus, my review's title. I was indeed... taken care of!

I am so happy we chose to go with Rob. Quit looking at other realtors. Rob is your guy. He worked his magic and made our house more appealing with a few quick and easy changes. His team of people also work magic and quickly maneuver any challenges that come up (Shout out to Wendy). He truly has your back. His knowledge of the market and what you can really get for your house made us so much more money. He made us 10s of thousands of dollars more than other realtors told us we could get for it. He also set us up with the best realtor in another state, so now we can go find the house of our dreams. Thank you Rob!
