his Lady is the Most Professional Agent I've met throughout our search... we met her 3 months Ago and immediately knew she understood our needs and the type of home we wanted.. a couple days and we were searching homes Finally In Escrow with a home we Loved!! I highly recommend Monique Garza as a realtor if you are selling a house in the Santa Maria Area. Six months ago, my mother passed away and left the house with 40 years of accumulated stuff inside. Because I live 5 hours away, I spent many weekends down in Santa Maria filling trash cans, donating to homeless shelters, cleaning, and fixing. I spent part of three weekends choosing a realtor. I would go to open houses and observe how the realtor sold the house. The results were pretty enlightening. * One top selling agent gave me a story about how the client home owners worked at Diablo Nuclear plant, and because the plant was shutting down, they needed to sell the house. I walked across the street, and a neighbor who knew the owners on a first name basis told me the owners did not work for Diablo. Hmm. Why the lie? What else is a lie? * Seven did not know what schools the kids would be going to. * Four sent me junk mail. (BTW, set up a separate email account before selling or buying a house just to segregate the junk mail!) * Two had to look at the flier to know what city they were in. * One realtor answered all questions but one about the house and told me she would email the answer by the next business day for the one she didn't know (was the park city or HMO property). This same realtor, did in fact, Email me the answer to my question and then called two days later to answer any further questions. Also, she had fresh baked cookies when showing the house. (Great touch!) Guess which realtor got the job. Then on to selling the house: * She made recommendations on fixing up the house, * Helped with selection of vendors and babysat some of them. * Got a professional photographer to take pictures of the property. * Went door-to-door locally to tell neighbors the property was for sale. * Held 4 open houses in the first week (maybe overkill) Got three offers at or above asking in the first week. Closed in three weeks. I listed the house $5k above the Zillow price in
