I have been an active REALTOR© in the Savannah, Georgia market for 20 years. I work with buyers and sellers as well as investors. In 2021, I was named the REALTOR® of the Year by the Georgia Area Realtors® Association. In 2020 I started working with an investor who is buying homes to rehab to make them appealing to today's buyer. I have really enjoyed having some design input and then staging the properties to help bring them to life so prospective buyers can see themselves living there.
That work has also helped when I work with home sellers. Making the right decisions before listing a home can mean a tremendous difference in pricing, ultimate sales price, days on market and even appraisal. And while we have been in a market that has been making it easier for sellers, things are starting to shift. Rising interest rates along with double digit pricing increases have made home prices high for the payment conscious buyer. That being said, a home that has on trend colors or features, good curb appeal and a good floorplan is still selling quickly and sometimes for more than asking.
However, to make that happen requires a REALTOR© who is watching trends, both aesthetic and financial. The days of selling a home quickly with poor photography or no photography, and no preparation in the days leading up to showings has ended. This doesn't mean that a Seller is going to have to spend a lot of money to sell their home. It means that doing something as simple as having the home thoroughly cleaned and refreshing the landscaping can make a difference. And with higher interest rates meaning that Buyers are having to rethink their monthly budgets, a home that won't cost them money as soon as they are the owners is really valuable. Spending some time evaluating what will bring the most money by doing some minor refreshing is invaluable.
And for the frazzled Buyers who have placed many offers over asking price and had to waive their inspections and appraisals? Those days are over. The only place I am not seeing this is in a very hot area where there is nothing for sale. Even then, however, the amount of money Buyers are having to pay beyond the asking price is starting to lower or disappear completely.
