
Initial Meeting and Assessment I first met with Gina Cockerille in August 2024, following a recommendation from my daughter-in-law, who is a realtor based in Boston, MA. The property required extensive repairs, which presented several challenges and decisions regarding its sale. Gina provided us with thorough evaluations for the potential sale price, considering both the "as-is" condition and the value if we opted to undertake the necessary repairs. Gina shared recommendations for contractors she had previously worked with, which proved invaluable. Throughout the renovation process, Gina maintained active communication with both myself and the contractors, ensuring everything stayed on track. The renovations were completed by early February 2026. Preparing and Listing the Property From our initial meeting up until the property was listed, Gina and I engaged in ongoing conversations regarding the appropriate sale price. After much discussion, we agreed on a figure that reflected the improvements made to the home. Michele Cockerille then prepared our listing, presenting the property with excellent photographs that showcased the renovations and features of the house. Sale Process and Closing Within just one week of listing, the property attracted six offers. We selected the best offer (slightly over asking) which initiated the purchase agreement and set a settlement date thirty days from acceptance. During this period, inspections were conducted and a few additional repairs were made. Gina and Michele remained actively involved, ensuring that each step of the process went smoothly. When a potential major issue arose with the municipality, Gina handled it efficiently and professionally. Ultimately, the house settled in mid-March as planned. We could never have navigated this process without the expertise and dedication of Gina and Michele Cockerille. Their knowledge, skill, and persistence made a complex journey manageable, and for that, we are forever grateful.
