I didn't know anything about selling a house or what inspections I had to schedule or persons I had to hirer. She had people or contacts of people, literally on-call. People or companies for landscaping, home inspections, bug inspections and roof inspections. She had people of cleaning the house and making it look absolutely beautiful, to showing or temporarily listing and showing off the house with new furniture and decorations. All I can say is thank you LuAnn. If I had another house to sell or buy, I would call on her and her company.

Getting right to the heart of this review: We HIGHLY recommend LuAnn and her Team to take care of you and your real estate needs! Professional, experienced, knowledgeable, personable, focused, efficient, EFFECTIVE --- they cover it all. We listed on a Thursday, had a very successful Open House weekend, and by Tuesday, had multiple cash offers. By Thursday (1 week!), we were in escrow and 11 days later, we closed the sale at a price that was $26k over the original price we had discussed with LuAnn. Our situation was 16 months long --- sorting, cleaning, going through a lifetime of parents’ memories and possessions --- kept us busy for months. During all that time, LuAnn kept in touch and when we were ready, she brought us viable options on how we could best move forward. Ultimately, we decided to invest in fixing-up the house, rather than selling it “as is”. Through LuAnn’s connections, we were able to narrow our search down to two contractors who bid on the job, which included installation of a new roof; removing carpet and installing LVP flooring throughout; removing cottage cheese ceilings and retexturing; renovating both bathrooms; painting inside and out; making electrical repairs; installing a new stove, dishwasher and microwave. The contractor and his team were great to work with and after 8 weeks, we could not have been happier with the results. LuAnn has been in real estate for a long time and it really shows. As a first time buyer in a market that is not particularly friendly LuAnn helped us pull through more issues than I could count. It's great when you find that real estate agent who can facilitate a quick sale and big bucks. LuAnn Shikasho can certainly do that for you. But some times the market just isn't favorable. My house didn't sell the first time I put it on the market. LuAnn did all the right things and tried her best, but buyers were skittish and were looking for reasons not to buy. Every. Excuse. Imaginable. But I knew LuAnn had done all she could and I stuck with her. And I'm glad I did. Eventually, the market opened up - - for a short period of time. LuAnn called me when she saw that opening and we re-listed. At a price LuAnn knew would be attractive. The result: A bidding war, in escrow less than one week after listing, and a final offer nearly 10 percent over asking. Not satisfied just to pass along offers, LuAnn's tough negotiating skills resulted in an additional 15k in my pocket that I would not have received otherwise. Not bad for a house that nobody wanted to buy six months earlier. But LuAnn knows persistence pays. She's in it for the long haul. That's why she gets my highest recommendation - - and why I urge you to put her on the short list of agents you are considering. And, oh yeah. LuAnn also represented me on the purchase of my new house. Negotiated like the pro she is, gave great advice, saved me thousands when the need for repairs became apparent. I've probably purchased my last house. But if I haven't, LuAnn will represent me. She's great!

Let's face it -- nobody wants to come out on the losing side of a real estate transaction. LuAnn Shikasho does her level best to make sure that never happens to you! IMO, too many sellers / buyers submarine themselves by hiring agents who look good on paper but don't do the behind-the-scenes work that's required to really maximize their return on investment.
