My wife and I were very impressed with Kathryn in showing us homes that we wanted to see and the knowledge that she had on the homes and the area. She also helped us in coming up with an offer that was acceptable for us. She walked us through every step of the process and helped in filling out all the documents that we needed help with. Kathryn is proactive in setting up all of the appointments with other people such as home inspections etc. and working with the other realtor to make sure that they are doing what needs to be done to get to closing. She also worked closely with the loan officer and the title company to get us to closing in a timely manner. Kathy Dillard is an experienced Realtor out of the Caldwell Baker Sun City office who represented us as Buyers for a new home. We are coming from Rochester, NY, so out of the area. We worked with Kathy last April 2024 on a visit where she was diligent in showing us homes and imparting her knowledge of the area and real-estate market. She spent her valuable time with us even though we were clear would not be buying that trip or year. We had a one-week visit planned this April 2025 in hopes of securing our retirement home in either Sun City West or Sun City. She worked with us on our requirements to send us meaningful listings and prepare a detailed tour plan. Kathy was great in scheduling our appointments and working with us on a strategy to prioritize and the details of offer price, stipulations, etc. We had our offer accepted but there was a long road of counter offers, inspection report review and negotiations with the Seller, the fact of scheduling all of our requested inspections, etc. We accomplished all of this in our 1-week visit. We then had a quick 2 week closing period which Kathy helped us to work with the title company, inspections back and forth during this period, etc. Kathy is a great Realtor to have on your side and working for you. Kathryn knowledge of Ventana Lakes and what will sell quickly is spot on! She helped us a lot in getting our home ready to sell and we were extremely pleased that we had a buyer with a day of putting up our for sale sign! And for more than our asking price!

Kathryn was excellent to work with. I was a very nervous seller since I had so much to coordinate due to a long distance move.
