We’ve built four homes (one custom/three spec) prior to this purchase and used a realtor twice. Since we were moving from out of state and not familiar with the area we researched top realtors in the area and Joan was the first to respond. She worked for us in a way that we’ve never experienced and I don’t think I’ll ever go into another new home purchase without using her. She reviewed every document with a fine tooth comb, pointed out things about the documents and the home, and most importantly was there for the walk through to pick out the details that I was too busy to attend to because I was being given the detailed tour and info on how the house works. That lasted 2 hours and was fast paced so there’s no way I could’ve looked at the house to pick out issues at the same time. One thing that she noticed which I didn’t because I was busy in other areas of the home was the placement of the microwave above the oven. It was clearly off center and she made sure that they fixed that prior to the move in. At the time they weren’t sure it could be done without having obvious marks, but she ensured that they would have completely reinstalled the wood paneling if the repair wasn’t up to standard… which would not have been easy! I also love that she went at my pace and let me lead the way as we’ve been through this several times but were constantly changing the parameters on what we wanted. Finally, she was very blunt and honest about a home that I was interested in and likely saved us a lot of headache. Would definitely recommend anyone reach out to Joan - especially those who are building. I had always thought we could get a discount by not using a realtor, but we discovered in a previous build that it doesn’t work like that… and that’s still the case. Given that fact, it can’t hurt to use a realtor and could really be a huge help! If you’re buying a new or existing home you’re going to want someone who is detail oriented and Joan is definitely the right person!

Joan and team represented us in the sale of our house. We have bought and sold several homes over the years and dealt with many real estate agents in both selling and buying. Being a sellers agent requires at least four completely different skillsets - all of which Joan and her team master beautifully. First, the agent has to be a marketing expert. How to present your house, market it, stage for maximum effect. Joan and her team did all of these things magnificently. The staging was expert, the marketing was fantastic. Next, the sellers agent has to have a deep knowledge of the mechanics of real estate transactions. There are volumes of information that have to be collected as part of the selling and closing process, conditions that must be met and terms to be negotiated. Joan and her team handled all of this perfectly. A sellers agent needs to have good selling instincts and be a skilled negotiator. How much do you ask for your home? How to evaluate the quality of an offer? How to handle offers and counteroffers? We leaned heavily on Joan during this process and she did an outstanding job - especially taking into consideration that we sold our home during a particularly turbulent time in the market. Finally, a seller’s agent has to be a problem solver. Preparing a home for sale, closing up a home, packing and moving, require lots of logistics and people. The sellers end up leaning on their agent for references and help to address all those aspects of that process. Here again Joan and team were splendid. They helped us in all of the process, with references and coordination of it all - even after closing!
