Annie and her team are amazing. I put my house on the market on Cape Cod while I was living in Florida. There were a multitude of things that needed to be supported in person (until I got there) and Annie either arranged for it to be taken care of or she pointed me in the direction of someone who could help. She has an amazing book of resources and never seemed hesitant to step in when it was something she wanted to handle personally. I would recommend her in a moment and would use her again if I needed to buy or sell a house on the Cape. Thank you Annie. You made the experience so easy.

Annie Hart Cool is efficient, effective, excellent, KIND, and fun. My first experience ever with a realtor and I would recommend Annie with flying colors to both experienced people and total greenhorn seller/buyers. Annie and I met one another in December, 2018, in the house to be sold in Falmouth, MA. February 28, 2019 it was already a done deal. Annie’s attention to detail, her appreciation of history/nostalgia for a property, and her expertise makes her a blue ribbon winner for both sellers and buyers. She and her entire team are genuine teammates. Working with Annie changed my perception of all realtors being sharks. She is a woman whom I look forward to retaining a friendship with forever.

Donna Christopher is one of the best, if not the best real estate agent I have ever dealt with for my very important (to me) real estate transactions. I liked Annie cause she was straight forward, honest, genuine, knew a great deal about the comps and value and was not impatient to get started (it took us over a year to decide to put the home on the market). Then, once we did, Annie did all the work. Basically, I stepped away from the property and began to say my “good byes” to the prospect of moving. At that point she took over, staging the house, putting away all the personal photos and making it “buyer ready” (it’s tough enough leaving old memories and a place you loved, but once it is done it’s good to be able to trust someone else to the burial). Anyway, she understood the process of grieving for a place and yet the necessity of returning some monetary value for having added your spirit to a few corners. Very few real estate agents “actually get it”. Annie is one of the few that does. I met another about 40 years ago. She always left each new buyer with a baby apple tree and each new seller with a handwritten note. And that’s why I choose Annie.
