Ben Prucey is a Real Estate professional focused on the Silver Mesa and Gold Peak villages in Palomino Park, Highlands Ranch. Ben first captured our attention with his monthly sales circular that summarizes Silver Mesa homes for sale, pending, and closed. Years before we thought of selling, his information provided us with insights to the neighborhood market and signaled to us that there was a neighborhood real estate specialist working the area. Silver Mesa is not your typical townhouse sell - SM is one HOA controlled community that makes up the greater central community of Palomino Park. Ben not only focuses on selling SM townhouses, he also focuses on selling the amenities associated with living in the greater Palomino Park community. This dual marketing approach is not something other realtors considered or demonstrated knowledge of during their interviews with us (the Sellers). We brought our vacant SM property to market in late fall and during the housing sale slow-down resulting from rising interest rates. Ben did an excellent job of setting up the property for a sale - staging, images, and floorplan measurements of vacated unit for the typical MSRL listing plus realized extra attention through postings on several social media platforms. During the "For Sale" period, Ben also went above and beyond in assisting us with our vacant property sale as we had already moved cross-country. We received frequent calls and texts, plus had video conference calls with Ben start to finish. The new year saw interest rates fall a bit and we had several showings. We received one cash offer based on a pending sale contingency that fell through because of buyer circumstance. Ben went right back to working the market and we received a full price offer within days and closed in less than a month.
