Working with Jim was an absolutely wonderful experience for our family. From the very beginning, he took the time to truly understand not only what we were looking for in a home, but also the unique needs of our son. That level of care and attention meant everything to us. He was incredibly patient, thoughtful, and intentional in helping us find a home that would be the right fit for our family’s lifestyle. Whether it was considering layout, environment, or overall comfort, he always kept our son’s needs at the forefront of every showing and recommendation. Throughout the entire process, Jim was responsive, knowledgeable, and supportive. He made what could have been a stressful experience feel smooth and manageable, and we always felt like we had someone truly advocating for our family. What stood out the most was his genuine compassion and understanding. It never felt like just a transaction—he truly cared about helping us find a home where our family, especially our son, could feel safe, comfortable, and happy. We are so grateful for his dedication and would highly recommend Jim Vivian to anyone, especially families who may have specific or unique needs. You will be in the best hands.

If you're thinking about selling, do yourself a favor and call him first. Long before our house hit the market, he was already hard at work. He walked through our home and gave us honest, practical recommendations for both the inside and the outside, and every suggestion made a real difference in how the house showed. He didn't just hand us a to-do list and disappear, either. He was there every step of the way, ready to help whenever we needed him. Then came the hard part. The market was tough, and there were moments we weren't sure we'd get to the finish line. He negotiated skillfully on our behalf, kept the deal together, and got us to closing. I've worked with a lot of professionals, and he goes above and beyond 99.9% of the agents out there. Whether you're buying or selling, you want him in your corner. Five stars, without hesitation.
