Kevin was invaluable to us closing on a new home. We saw homes after the 2022 real estate boom when the Fed raised interest rates. Many were quick flips, with superficial fixes and paint to cover up problems. Kevin pointed out these and taught us what to look for to avoid seeing bogus houses. He worked with our schedules to meet evenings and weekends. Sometimes, we texted him about a home and he would set up a tour within hours. We found a house and when we got there, the listing was off the market as the seller’s new home was delayed. Keven arranged for us to see the home anyway. We liked it, and made plans to wait until the seller relisted. We found two other homes we liked. Kevin arranged tours and got us comparative sales and background data. One was listed $100K more than it was worth. The seller had done a bit of work but left more for a buyer to do. A massive oak tree grew very close to the back wall. Cost to remove the tree would be $4500. We put in a bid and asked for a concession for the tree. The seller was inflexible. Kevin said we probably didn’t want the deal but continued to negotiate with the seller. That house is still on the market. We found a new construction home we liked but was over our budget. Kevin helped us get higher preapproval. He said it wouldn’t last on market long. It was bought with cash for more than asking price next day. The house we finally bought was below our budget, with Kevin negotiating concessions for us also. The seller had purchased it with open and/or expired permits. There was no clear title. Kevin negotiated with the sellers’ agent to get repairs completed, inspected, and permits closed. This was a growth experience, and ultimately rewarding as we have the home we want, meeting our many criteria, and less than our budget price. We’re happy with our purchase and would highly recommend Kevin for anyone interested in buying a home – especially 1st time homebuyers and veterans!
