My wife and I recently had the privilege of working with Fran McGrath as the realtor handling the sale of our house. His professionalism, expertise, and unwavering commitment to our best interest left us truly impressed. His extensive knowledge and attention to detail made the entire selling process seamless and stress-free. Fran’s an excellent communicator. He was highly responsive at every step of the way, keeping us thoroughly informed about what was happening and what to expect next. He’s also gifted at explaining real-estate jargon and processes in a way that put us at ease. His expertise in pricing and negotiation resulted in a remarkable sale price that exceeded our expectations. His goal was to get us the best possible price for our house, and he did. This was the second time we’ve hired Fran as an agent — the first was when we were buyers. His deep understanding of the local market and extensive knowledge of the area helped us find the perfect house. And his negotiating talents and instincts worked to our clear advantage in that instance, too. In summary, both times we’ve worked with Fran McGrath were absolute pleasures. Not only is he a consummate professional, but he’s also a kind, caring, and affable guy, whose knowledge and demeanor make the whole process a lot less stressful than it could otherwise be.

Marci was absolutely amazing to work with from beginning to end. Our transaction was fairly complex, and she guided us through every step with professionalism and confidence. The marketing she created for our home was outstanding. The photography was beautiful and the drone shots were incredible. Because the market was tough, she also came up with creative marketing strategies to generate interest, which we really appreciated. In the end, we received a contingent offer from a family whose agent was inexperienced and not closely supervised. Marci essentially ended up doing the work of both agents, carefully revising paperwork and making sure every contract remained legal, fair, and on track. Her attention to detail and commitment to protecting everyone involved made a huge difference. When we first interviewed Marci, she asked us what we disliked about previous real estate transactions. We told her we hated chaotic closings where everything was handled at the last minute. With Marci, the closing was the exact opposite—completely seamless. She handled all the details and insulated us from the minutia so we could focus on the bigger picture. Closing day was actually joyful. We were able to celebrate passing our home on to a family who will enjoy it and look forward to the next chapter of our lives. We would absolutely work with Marci again. She did an exceptional job, and it’s clear how much she cares about her clients and the work she does.

We loved working with Phil, he was the best agent to work with, an excellent communicator, we always knew what was going on with our property, and he helped take away a lot of the stress that comes with selling a home. We highly recommend using Phil for selling and buying.
Buyer of 30989 Kootney Street, Douglas County
Working with Phillip Booghier was one of the best decisions we made in our search for land in Douglas/Elbert County. From the very beginning, Phil didn’t just listen to what we wanted, he understood it. He took the vision we had for our future home, barn, and indoor arena and treated it like it was his own. Throughout the process, Phil guided us with calm confidence that made every step feel manageable. Rural land comes with its share of complications, and we faced more than a few. Phil was right there with us, helping us navigate water rights, easements, inspections, and due diligence with a level of expertise that gave us real peace of mind. His outside the box thinking helped us see possibilities we wouldn’t have recognized on our own. What stood out most was how much Phil genuinely cared. He went far beyond the typical responsibilities of a transaction broker. He didn’t just help us buy land — he helped us plan the foundation of our future ranch. His communication was exceptional, his advocacy unwavering, and his commitment remained true to our goals. We are deeply grateful for everything Phil did for us. If you’re looking for acreage, rural property, or horse property, you won’t find a more dedicated or knowledgeable advisor than Phillip Booghier of LIV Sotheby’s International Realty. He made this journey smooth, enjoyable, and truly memorable. Bob & Jan
Seller of 30999 Kootney Street, Elizabeth
Phillip Booghier of LIV Sotheby’s International has been extraordinarily helpful in working through many issues which other realtors would have simply turned over to us to solve. As seniors living in Michigan during much of the sales process, it is unlikely that we could have gotten these problems solved without his diligent and timely help. He proved to be extremely competent from the perspectives of marketing, where his creative drone videos and associated commentary proved to be highly effective. He seems to work 7x24 in terms of coordinating showings, showing up at same (often bringing his personal ATV to the ranch to drive clients around). He not only helped us solve problems, he worked to solve them for us. With our property overlapping both Douglas and Elbert counties, he leaped in and solved decades old issues with both counties, including facilitating numerous surveys to properly describe the parcels involved. Numerous unexpected problems popped up, first with the ranch house which had several surprising problems to address. These included electrical service issues to the house and outbuildings, well and septic surprises, crawl space issues and more. Phillip accepted these as personal challenges and worked through them for us using his extensive contact network as we watched on. One of the various problems which he handled head on had to do with a large round unwanted hay bale in the barn, which he netted up and dragged off the property using his own pickup truck. A bit later he started up a motorhome which had not been used in years, and drove it off the property for us. How many realtors would do that sort of stuff for you? In summary, we’re delighted with Phillip and with LIV Sotheby’s in general. So much so in fact that we’ve contracted with Sotheby’s and Phillip to market and sell a condominium for us too. How’s that for a recommendation?! Very Satisfied Clients, Kitty and John
