As executor of my sister-in law’s estate, which included a house three hours away from where I lived, I was in need of a realtor who was experienced, competent, and flexible. The house had been neglected and was in deplorable condition needing much attention. Additionally, the house was occupied by a disabled tenant who made the house accessible to inspectors, appraisers, and potential customers on a limited and irregular basis requiring a great deal of ad hoc flexibility. Fortunately, I obtained a local referral to the excellent realtor team of Dave Arneson and his wife, Kris who took hold of this project with great zeal and creativity relieving me of most of the legwork required to get the house in a reasonable condition for sale. They wasted no time in bringing in local services to clear the overgrown front and rear yards, haul away accumulated junk and trash, make basic repairs, and make the house as presentable as possible for sale as a house with “potential”. To get the best price possible, they developed a methodology for getting the word out to potential investors and obtaining competitive bids which resulted in a more than fair price for the property. As a nice outcome to this process, the highest bidders turned out to be a couple who were willing to apply elbow grease to create the house of their dreams. Throughout the entire process, Dave and Kris exhibited a high degree of integrity, creativity, competency, and professionalism. In terms of customer support and satisfaction, they were amazing, achieving the highest levels. They also went well above and beyond the call of duty by assisting the disabled tenant in finding a new domicile. I owe much thanks to Dave ad Kris for doing such a wonderful job on this project and would highly recommend them to anyone interested in buying or selling real estate in the Bay Area.

We met with Lori to discuss possibly selling our home and the timing of doing so. She came all prepared with a market analysis covering our area, city, and neighborhood as well as what time of year was best for selling. She explained the process and gave her recommendations which foremost included putting the house on the market within 2-4 weeks! We had some work to do to get the place packed and ready. Lori has a partner, Cheryl Hata, whom we met about a week later due to our schedules. Together they arranged everything including inspections, possibly staging team, and recommended contractor if needed. As we packed up our home of 25 years, Lori and Cheryl arranged for the inspections—property, pest, and pool as well as roof. Cheryl was present during the inspections making sure it went smoothly and that we were aware of what was being noted when possible. Lot and Cheryl suggested we posting a “Coming Soon” sign on a realtor’s only website and on the yard sign before we even started staging. This idea was brilliant. We had multiple showings the first day and multiple offers. We sold at above market price without ever staging or going on MLS. While the process was a whirlwind of activity, Lori and Cheryl were in constant communication and made it all much less stressful than it could have been. We very much appreciate all they did for us and we highly recommend Lori and Cheryl.
