I highly recommend Jonathan Hyatt, especially for anyone selling a home from out of state. I managed the sale of my Trussville property from North Carolina, and Jonathan was excellent throughout the entire process. After my tenant moved out, Jonathan helped get the property ready to list in about a week, coordinating cleaning and general maintenance. He had a buyer lined up before the home even went live on the MLS, and we accepted an offer at asking price on the first day. The buyer's inspection identified several significant items, including a full roof replacement, HVAC and electrical work, and other repairs. Jonathan coordinated multiple contractors across different trades, kept me informed, and helped get everything completed promptly and at very fair prices. He also timed much of the work so the costs could be paid from the sale proceeds, substantially reducing my upfront out-of-pocket expenses. We faced another challenge when the appraisal came in below the contract price. Jonathan challenged the comps used in the appraisal and worked with the appraiser to have more appropriate comps considered. The valuation was ultimately adjusted back up to the contract price, allowing me to receive the full asking price. Despite the inspection issues, repairs, roof replacement, and low appraisal, our first accepted offer made it successfully through closing. Jonathan was professional, prompt, responsive, resourceful, and consistently looked out for my interests. I would absolutely recommend Jonathan Hyatt, particularly to anyone relocating or managing a sale from out of state. Having someone local I could trust to handle so many moving pieces made a huge difference. Five stars without hesitation.
