Theresa was the "total package" as regards a real estate agent. Our sale had some special challenges that required some finesse and professional expertise, and Theresa came through on both factors. She has solid knowledge of the legal and ethical aspects of a real estate transaction, and handled some awkward aspects of the process with a calm, professional demeanor. She interacted beautifully with other agents which is a very important aspect of any two-sided transaction. The purchase of our new home was challenging! We could not have gotten through it without Theresa and her terrific connections within the community. We had a short timeframe because our house had sold so we needed to move quickly! Even with the limited inventory, Theresa was able to find several houses for us to consider. After we made a decision and our offer was accepted the home appraisal came in very low; the appraiser invoked the Tidewater clause (VA loan). Unfortunately, the sellers were not willing to work with us and at one time tried to delay the sale for a month. Theresa had her work cut out for her with this one! But she was calm, cool, and very professional. Her guidance and support was invaluable - especially when we were out of town and had to finalize additional financing. We were very blessed to have had Theresa on our team. She is very organized, task oriented and extremely knowledgeable. Her communication is excellent and timely - she was on top of it all at all times. Don't buy a house without Theresa!
Theresa was a God-send! We met with her a few months before we were prepared to sale and she provided some excellent feedback that helped us get the house in order. We had some challenges - ours was a 1960s model so it was older and located in a neighborhood that some referred to as "sketchy." So finding just the right buyer was very important. We had so many showings it was crazy - usually more than one per day! I was very pleased with the activity! Overall we had over 40 showings in several weeks. Our first offer came in at full price, however they had issues with financing so it fell through. This is how great Theresa is - she helped connect the buyers with mortgage companies she had success with in the past. Because of Theresa's commitment, the buyers were able to secure financing and came back with another offer. We were out of town for a few weeks after we accepted the offer, but Theresa was right there helping out - even offered to fill up the pool before the pool inspection. This sale was a challenge but Theresa took it on and succeeded well beyond my dreams - fantastic service AND the sales price was $25k over what I expected!

I can't say enough about Theresa Friend. We were out of state sellers and needed to sell my mother-in-laws house quickly so it wouldn't sit empty. I called Theresa and told her we would be in Florida on a Thursday and she met us at the house the next day. She came fully prepared with a folder with much needed information and prepared comps on the house. She walked through the house and advised us as to how to get the house ready to show and we signed a contract that day.
