At one point I was ready to sell by owner, because all I had seen listing agents do was post your home on the MLS, put up a sign, and answer calls... hardly worth the lump of cash they take from my sale. Rob is the kind of agent who HELPS you get the property in tip-top condition for sale, provides great professionals on his dime, picks up leaves and trash from my front lawn, and when the cleaner is sick, cleans it himself. He applies his expertise as an appraiser to ensure you get the most for your home, even shows up with the appraiser prepared to present all the reasons the home should appraise at or above the sale price. The first home Rob sold for me went more than 20% higher than I had wanted to list it for on my own, highest sale the neighborhood had ever seen. The second home he sold for me was again one of the top sale prices the neighborhood had seen, and a significant profit. Don't pick just some agent who will just list your home, prioritizing speed of sale (when they get paid) over the price you get for it. Pick a REAL agent (Rob) who will make you far more money than they take in commission.

When my mother passed away last year, I was distraught. In addition to my profound grief, I was faced with the task of being the Executor of her will. When it came time to sell her house, I was overwhelmed by the task. Rob Vanni was recommended to me by my mother's neighbors, a very kind and caring group. Rob basically "held my hand" through the whole experience, although we were not ever in the same region of the country during the entire experience. He clearly and patiently explained things to me that I did not understand, without making me feel like an idiot. Never once did he talk down to me or become impatient with me, even when it was obvious that I was feeling overwhelmed. Rob made very good suggestions for improving the appearance of my mom's home, he found good people to do the repairs, and he stayed on top of the progress of each repair group. He even took on some improvements himself. One of my mom's neighbors saw him cleaning Mom's mailbox - both the inside and outside - and I realized that I had never thought to consider whether that needed to be done. Rob kept me updated daily with pictures, and sometimes videos, of how the repairs were progressing. He also helped me, step by step over the phone, with filling out several of the countless confusing online forms that a seller must complete. He was like a mother hen (and I mean that in a good way), and I took great comfort knowing that he was only a text or phone call away. You could not ask for a better realtor than Rob. Anyone would be lucky to have him in their court

I recently sold the only home I have ever owned. I had been there for 25 years, had raised a family there, and had zero experience with home sales. I knew Rob vaguely as our (now adult) children had been through school together - but that was enough for me to know I could trust him and felt comfortable with him. We began meeting/talking in Fall 2022 and fully got into gear (re: prep for sale) in March 2023. Every time I'd tell a friend or family member about something wonderful Rob had done towards this process, they would be amazed and tell me "that's way more than what most agents would do for you." All I know is that Rob's help was invaluable. He was particularly helpful with identifying what had to be done to prepare for the sale, and guided me through every step that needed to take place. And he obviously priced the house right - it sold in 2 weeks for more than the listed price. I would recommend Rob Vanni without hesitation. It was truly a great experience to work with him.
