Rick was OUTSTANDING in his guidance for my investment properties. I was a Realtor for many years in another state and have owned investment properties for many years. When I moved to Texas I gave up my real license but was fortunate to cross paths with Rick Baker. Every time I had a question on a detail he would thoroughly explain his opinion and offer well thought out guidance. With over 25 years of hands on experience he has the knowledge and skills to help anyone. Even times when I would call him to have him do work that would have resulted in a commission he turned it down and showed me how to achieve the same results without every paying him. Whether it was marketing of an investment home, leasing strategies, tenant negotiations or even how to pick the best tenant it was ALL perfectly thought out from someone who has stood in my shoes many times and I never have questioned his advice. This week was another case where I asked him about how to handle something on an out of state investment property he spent 30 minutes on the phone with me and showed me something that I had never even heard of and it was again the perfect answer. I was referred to Rick Baker with Coldwell Banker from two family members who has used Rick to invest for years. When I called I said that I wanted to sell my own home in Frisco. After Rick listened he then spent a lot of time showing me that the best thing for my future was to NOT sell the home and instead lease it out and keep on making money from the home. Rick listed it for lease Dec 8th and we had multiple people who wanted the property and he guided me through the applications. Inside of 10 days I chose the best one and Rick negotiated a great lease so was outside of the cookie-cutter thinking of most Realtors. Today I have a signed lease until Spring of 2026 so that I am far better positioned for the future. Throughout my interactions with him; I would occasionally ask Rick if selling was not the better path for me. Without fail Rick would tell me that he did NOT want to list the home and he had tons of facts that made me feel confident to move forward with the lease. So even though his professional fee from the lease was a fraction of what he could have earned by selling the home he focused on doing the right thing for me. I had heard of Rick Baker through our community Facebook page and started to chat with him as I had heard that he routinely encouraged homeowners NOT to sell but rather keep the home and enjoy the profits. Our home is in Windsong Ranch in Prosper and we were in the process of planning for the move to our new home when Rick started sharing his insights. After meeting him I sent him this note "First of all you are are a pro. Totally appreciate your commitment to your craft and the research that you have done." After Rick's thorough explanation the decision was very easy. He covered all of the points and timelines etc and what we should expect. Even though we had a purchase offer in hand from a friend of one of our neighbors to buy our home without Realtor commissions we realized that Rick was correct. The REAL money was holding onto the home as Dallas continues to explode with growth we would be FAR better financially. Rick handled everything to perfection. Rick is basically a real estate lawyer. In Texas, theres really no involvement of lawyers, the title company takes care of that. But with Rick, you have someone who is an expert with Texas real estate law, whether you’re looking to buy, sell (usually he will advise against selling) and especially when it comes to investment properties. He knows the market, builders, and helps you make the best decision for your wallet and your family. He has been over at my house multiple times just to give me advice and help in dealing with an investment property.
