Rick Baker has been VERY helpful for all of my investment properties. I met him years ago when I had a very bad tenant who was always late and always a problem. I decided to let Rick handle that rental and it was a PERFECT outcome. Rick listed the home for lease and one application came in and I did not want to take the tenant and Rick showed me a number of factors that convinced me to accept the tenant. That tenant was one of the best I have ever had. Always paid on time and was very kind and thoughtful . She left years later only because she had bought a home. So I had Rick list the home for lease again and screen the potential tenants and he came up with an even BETTER tenant. That tenant signed a FOUR year lease with rent increases and maintains the home and yards like it is her own property. Rick is always very thoughtful and even if I did not ask him he will sometimes drive by one of my properties and take a picture and text it to me to just so that I know the property is being well cared for by the tenant. I have asked Rick over the years to help when there was any issue with a tenant and he is always there with very thoughtful and experienced advice. I was referred to Rick Baker with Coldwell Banker from two family members who has used Rick to invest for years. When I called I said that I wanted to sell my own home in Frisco. After Rick listened he then spent a lot of time showing me that the best thing for my future was to NOT sell the home and instead lease it out and keep on making money from the home. I had heard of Rick Baker through our community Facebook page and started to chat with him as I had heard that he routinely encouraged homeowners NOT to sell but rather keep the home and enjoy the profits. Our home is in Windsong Ranch in Prosper and we were in the process of planning for the move to our new home when Rick started sharing his insights. After meeting him I sent him this note "First of all you are are a pro. Totally appreciate your commitment to your craft and the research that you have done." After Rick's thorough explanation the decision was very easy. He covered all of the points and timelines etc and what we should expect. Even though we had a purchase offer in hand from a friend of one of our neighbors to buy our home without Realtor commissions we realized that Rick was correct.
