Patrick was dedicated to his job of finding a home for us. In a tight and crazy housing market, it took a while for things to finally come together for a positive solution to our needs. Patrick went to work right away qualifying me by inquiring about my buying preferences, locations, and budget. We discussed the general market conditions, and he explained the purchasing process with simplicity and clarity. When asked about contract fees, Patrick stated that in most cases .5 to 1% is all that is normally required. Additionally, closing costs and most other expenses were negotiable, and that it was his job to get the best deal for his client. Now that was refreshing and comforting to hear. Patrick signed me up with his listing service of choice and immediately I started receiving notices of houses that were in my price range and market. Patrick did not try to upsell me at any time. At this point and time, I only had a verbal and email commitment to qualify me for a loan from the lender, a national firm that focuses on VA loans. Patrick took the extra step and got me pre-qualified with a firm loan amount significantly higher than I expected. This is when I realized I had a real winner of an agent with Patrick. One in particular was especially troublesome. The VA stipulated that the Septic System be inspected and operationally certified before the loan could be funded. This was a rather costly expense for the seller as there were some required replacement parts. However, Patrick was able to get the seller to complete all required the repairs in a timely manner. Additionally, the lender delayed the closing at least four times, first because of the required repairs and subsequently due to increased backlog and underwriter issues. Patrick calmly maintained open communications with the lender while keeping the seller committed and me calm throughout the process. Eventually we closed and I am the happy and very satisfied owner of my new property. In closing, I cannot recommend Patrick Chavez highly enough. He is the ultimate real estate professional.
