Special issues face waterfront homes owners. For example – the MLS is not designed for us. It has a 500 word / 25 still picture limitation - not robust enough to market beachfront that are unique and very local. With Puget Sound prices that vary widely, that appeal geographically to a scattered demographic, it’s not like selling a Ballard bungalow. Listings must be compelling.
Unique rural properties like salt waterfront and view homes require special support I call “#Casting a Wider Net.” For each client, single-property websites allow more description, more pictures, drone videos and walk-throughs found on more search engines. I advertise on Facebook, Twitter, Google +, Craigslist and others - using the full power of the Internet's reach. “WHY? This is not necessary in the city” but here, to expose listings to more buyers gets quicker, better qualified results.
With all this talk about the Internet, don’t misunderstand – nothing in real estate is more important than a Realtor who knows who he represents. Listening, having skills and confidence to selflessly negotiate and acting solely in the interest of a client – it’s a privilege I do my best to earn so clients know me as “their waterfront specialist”.
