Michael was nothing short of amazing as our realtor AND agent, acting more like family caring for a shared asset than a 'realtor'. He recently helped us sell the only home our family had known for 25 years. We had moved out of state three years prior and were renting the home to tenants. Michael represented both tenant-buyer and (Pughs) seller, a challenging task given the ethical responsibility of representing both parties fairly, maintaining each side's best interests at heart. His market knowledge was key in helping us reach a fair price acceptable to both. His knowledge and experience were extremely valuable in managing the transaction. He understood our home's value against comps and our estimated sell price with full-market exposure, while recognizing the convenience value of sale-to-tenant. Still, he negotiated respectfully for the buyers, agreeing with their identification of house-upgrade shortcomings that could keep the home from reaching open market value. We believe he negotiated a fair amount for both parties by weighing and equally presenting each side's objectives. Michael exceeded all expectations during inspection due diligence to ensure the house was in acceptable condition for the buyer, without over promising from us 3,000 miles away. He coordinated and attended all inspections, then hired and managed contractors, confirming work was completed satisfactorily and approved by the buyer. Projects included deck painting, a major garage drywall repair, window seal repair, touch-up painting, and roof eave repair, and he personally installed updated smoke alarms, sharing real-time progress updates and photos with both parties as needed. His communication was consistent and honest throughout. Both parties stayed aware of the other's objectives, moving reasonable repair requests forward, filtering out the unreasonable for our sake.
