When we first interviewed a few realtors to work with, we immediately knew that we wanted to work with Manju. She really impressed us with her warm, enthusiastic personality and her rich experience in real estates, especially in the Bay area (more than 17 yoe!). As first time home buyers, we had a lot of questions about the process and Manju made it all easy and fun. Every house tour with her was a learning opportunity. She always started out with her honest evaluation of the property, what she thought about its asking price, what she liked about the neighborhood, whether the bidding process would be competitive, etc. Then we'd go deep into the details about the pluses and minuses of the property and estimates of potential fixing costs. Before the due date of each offer, Manju helped us review the disclosures thoroughly and explained if there's any pitfalls. She would call up the listing agents as well to find out the expected number of offers and the offer ranges that we should come in to be competitive. She always wanted us to write an offer only when we felt 100% comfortable with the home, so at no point we felt that she pushed us to close a sale. We started our search when the market was really hot, so even though our offers were quite competitive, we still lost on the initial bids. Manju then went above and beyond to find an off-market home for us that checked all of our asks, so we wrote the offer immediately and got accepted without any competition. Manju is a solid realtor, highly skilled, knowledgeable, prompt, & professional. We had relatively small budget and loan & appraisal contingencies while competing with multiple offers. Based on her skills Manju knew how to increase our chances of our offer being accepted. How to work effectively with Lender and guide us throughout the process (first time home buying can be very demanding). In the bay area market you need someone who knows how to get things done. And Manju with her 20+ years of experience is the one. We were on the market for 6 weeks total, closed the purchase on our 2nd offer within 24 days. I would say this is very quick.
