This property was the 8th property I have purchased in the last 30 yrs. I have been in financial services sales for 34 yrs. I have discovered you can only be successful in sales if you listen to your clients. Kim was hands down the best relator I have worked with and a true professional. She listens and doesn't waste her time or yours. We only had limited time when we visited to look for a home and she made sure we made the best of each day. Once we put an offer in and it was accepted her and her team went to work. They made sure we had the best closing experience. That part of the purchase can be miserable if you don't have the right people. She went above and beyond to arrange cleaning of the house so we could move right in, also worked with the HOA to get us the access we needed. Once we closed and moved in she followed up several times to make sure all was good. I would highly recommend her and already have done just that.

Kim had an excellent read on the market. We were selling my deceased mother's home that was in various states of repair/disrepair. After inspecting the home and discussing the issues, she provided a sales plan and price. Specifically, advertise "as is" with a not too greedy price. We received several offers immediately. Unfortunately, we then discovered that the home had several unresolved permits for repairs and a rebuild of the detached garage (from 17 years ago) that stopped us in our tracks. Ms Small found an excellent contractor to assist us in resolving the issues. Efforts included final inspection, some demo of unpermitted features, and subcontracting some electrical fixes. Sale was on hold for months awaiting FPL support on the electrical fix, that was then delayed another month due to an interrupting hurricane. Finally, all was resolved. Kim stayed active, upbeat, and in contact with us during the entire time. We finally sold the property "as is" slightly below the asking price. We were quite pleased and relieved. Kim provided excellent advice at the end, and the sale was completed to our complete satisfaction. Her team was very efficient in all the transactional details. We were not local, but everything went smoothly once we could accept the offer. We can only offer many, many thanks for Kim's efforts, knowledge and perserverance in this sale.
