We worked with Karen for over 5 years looking for our Cape Cod home. She was beyond patient while we changed our mind on locations and types of houses/condos. We really didn’t know what we wanted but she helped guide us in different options while we waited for ‘our’ home to talk to us. We highly recommend her for her expertise. Beyond the closing she has recommended people/businesses to help us make the improvements we are looking to do. Her knowledge of the area and her connections with the locals is invaluable. She is a pleasure to work with and a friend for life.

As our selling agent, Karen was an expert in every aspect of the process - from setting a competitive price, to preparing our house for showing (she knows exactly what buyers are looking for), to negotiating pricing & terms, finally to leading us through an efficient, trouble-free closing. We were dealing with a relatively difficult estate situation - selling a family member's home under a conservatorship requiring dealing with attorneys and the Probate Court. This was uncharted territory for us; thank God we had Karen who knew how to navigate through the complexities of the real estate market! Every time a problem arose, Karen was right there with a solution. A few examples: 1. Due to a series of oversights, the homeowner's insurance got cancelled - not good! We soon learned that finding short-term insurance - on the Cape, for an unoccupied house - is not easy. However, just one call to Karen and she connected us up with an agent who knew the insurance market and found us a policy. 2. Title V septic inspection... what's that?? Karen knew just who to contact, had the inspection scheduled and made sure the report was filed - all in the matter of a week or two. 3. The house required massive clean-out to prep for showing and we were completely worn out. Again, Karen stepped in – with her network of contacts – and arranged for distribution to local charitable agencies, bulk removal and final clean-out. 4. We would notice that little issues around the house would magically get resolved: the garage door openers – fixed; a missing hand rail – installed. It was if Karen had on-call her own multi-skilled contractor! 5. Because this was an estate sale, there were at least 2 occasions where unexpected Court-ordered hold times necessitated postponements in both the P&S and the closing. We thought we might lose the sale! Thankfully, Karen’s overall professionalism really came through as she tactfully reassured the buyer’s agent not to worry.

I cannot imagine selling or buyng property without Karen Lilly. She was very professional and friendly at the same time. She knew what we want all the time and everything went and felt effortless and without any drama and stress. We felt like she was part of our family!

I have worked with Karen now on several real estate adventures. She has always offered insight and strongly urged me/us to consider options and taken the care and time to show us all the options so we were aware of the market offerings. She knows the Cape inside and out. You won't find anymore more knowledgable and thorough then Karen. I'd venture a guess she will also become your friend through the process!

Karen is very knowledgeable about the area and the neighborhood. Everywhere we go at the cape, she either has sold a property or knows the current owner as she has assisted them as well. She is very friendly and has a warm personality. She would give you her honest opinion. She even offered to look after our home while we are away on a vacation. Karen was also very quick to respond either by email, text or call. We are extremely happy to have had the chance to work with Karen. No wonder she was highly recommended by my husband's friends.
