Situation: I decided to offer the seller exactly the amount they demanded conditional on the seller completing all remedial work needed to make the house “move-in ready”. The wife occupied the house and was responsible for getting the house sold. What we did not know was the wife did not want to sell and would do everything possible to sabotage the sale. The dumpster loads of junk and wrecked cars on the property were part of a strategy to scare away prospective buyers. However the husband and his children of the previous wife were adamant it be sold. Gregg’s efforts to bring this sale to completion and protect my financial interests was EPIC. It took seven months from the seller’s acceptance of my offer to actually close the deal. In the end the sellers agreed to pay the interest down to what it was at the at the time the contract was signed (11k), pay in cash at closing the cost of the unfinished repairs (6k), and forfeit all property not removed by closing. Gregg’s extensive research uncovered many instances of work done without permits or inspections, health code violations, and incorrect property line fences that reduced the size of my lot. He spent a great deal of effort to clean up the “clouds” on the property title that might hinder financing the mortgage. I am certain Gregg could have made far more money if he had expended this much effort on easier transaction. But he used his extensive knowledge and tenacity to force the completion of my home purchase on favorable terms. Highly recommended.
