After the Buyer's inspection - they requested many things, when I disagreed with some - she went to work to verify the problem so we could make an educated decision and move forward. Erica and Josh sold my mothers home in less than two weeks. What an experience. The prior 3 months, the home was listed with another agency and could not obtain an offer. Josh and Erica reworked the pictures, mls wording for the home experience and adjusted the price. Once under contract, their team of experts continued communications for all inspections, obtained proposals for work and even brought documents to the house repeatedly for hand signatures since my mother was unable to do this at her age on her computer. This sale and ease of coordinating the other agents inspectors, sub contractors and closing could not have been possible if it was not for the persistent positive efforts by Josh and Erica! Erica was one of the number of realtors who called us to ask us if we were interested in using their services. We already had a realtor at the time but we were growing more and more frustrated with the lack of results and Erica called at a time where we were finally decided that we were ready to switch. The timing was fortuitous but she also came in with a solid plan and clear knowledge and experience that made us comfortable saying yes to her. From the very beginning we could tell that Erica, Josh and their team both knew their stuff but equally as important, they knew other people who knew their stuff. Our house needed some things to get sellable at its peak and she was able to help us get the right people (Licensed Contractors) who could do that for us, on a plan that worked for us, which is something that we had not been offered before. Most importantly their team (Josh, mostly handled this part) did it quick and talked us through every step and every option. Once the repairs were done we were ready to sit back and wait for the house to sell but that turned out to not be necessary because she had it sold in just about a week (one offer received in a day of listing), much faster than we ever expected. What it came down to in the end was the fact that she believed in us as people, and she believed in our property and the potential it had, enough to see us through to help get it to its best condition, and to be able to make a quick sale on it once it was ready.
