I'm very happy to have used Derrick Ruiz to list and sell my rental property in Indio Ca. One of my friends recommended Derrick because he's very good with rental properties and 1031 exchanges which is exactly what I did with this property. Derrick had my property under contract in about two weeks to a very well qualified buyer. The escrow was very smooth, we didn't have any issues at all, and it closed on time. The main thing for me was to find a 1031 up-leg exchange property. I needed something with positive cash flow based on the cash I got out of my Indio property. Derrick found me the perfect exchange property which was a newer duplex in mid-city Los Angeles. The great thing about this property was that it was not under rent control and the tenants were all paying market rents, so it cash flowed nicely. The other thing Derrick helped me out with is he recommended a lender that could do a easy qualifier type loan because I'm self-employed and I don't have W2s to prove my income. Anyways everything worked out perfectly. Derrick also found me a property manager that I'm very happy with and this turned out to be a very good experience and I'm very happy with the exchange property that Derrick found me.
